We rented our home in March 2013. During the walk through my husband and I pointed out several issues that was wrong with the home we were renting from Waypoint. One major issue was that the AC unit was installed backwards. We were assured that all our concerns would be rectified before we moved into our home.
The day we moved none of our issues were rectified.
We had signed a 2 year lease.
It took Waypoint Homes exactly 12 months to fix the AC unit.
Since the day we moved in the backdoor which is a glass sliding door had deteriorated rollers. We reported the issue several times.
At one point the back door was inoperable which meant that we had one point of entry and exit to our home for about a whole year - which is, I'm sure a fire and safety hazard.
Several trees in the backyard were growing over and breaking the fence in our backyard. Our house backs a canal.
We have a dog and two small children. We live in South Florida. It is not unusual for the canal to have crocodiles as well as it being a drowning hazard to our children. We called in the report to have the trees trimmed and the fence fixed. Waypoint Homes has never came out to trim the trees or to fix the fence. My husband ended up fixing the fence himself. There has been no compensation from Waypoint Homes for this.
The other night when I came home from work my mother told me that while giving my four year old son a bath an 8" by 24 " tile popped off the wall and then another and fell into the tub. The tiles fell into the tub and cut my son's leg. We are thankful that it did not struck his head.
We reported the incident to Waypoint. Several days elapsed and no one came to our house to fix the tiles. A few nights later my mother was in the bathroom when additional tiles fell off the wall and struck her on the foot. Behind the tiles that fell off were the original tiles that were put in the bathroom and what appeared to be black mold.
Several days later after many phone calls and emails a repair man came out. He said the black mold was nildew and then he proceeded to put the same tiles over the original tiles. He told us not to use the bathroom for 48 hours. The next day the tiles from the adjoinging wall in the bathroom fell off, thankfully this time no one was in the bathroom at the time so no one got hurt.
Waypoint refuses to acknowledge any wrong doing. They are willing to release us from our lease but they want to be paid for rent for this month and every month until the lease expires.
I have a pile of paperwork. Of the various applications and signed documents many of them do not mention a time frame to submit documents. The only one that does was the one that I did not receive a copy of until I requested. Of course this was after they decided to keep my holding deposit.
10/4/14 - Applications for rental filled out online. None of the associated policies or terms agreed to mention application has to be completed within 48 hours or the holding fee is non-refundable. In fact it states send in required documents ASAP.
10/6/14 Holding deposit paid and holding form signed (I did not receive a copy).
10/6/14 - e-mail confirmation of holding agreement received. Does not state anything about documents having to be submitted within 48 hours.
10/6/14 - 2 e-mail messages request more information to complete the application - neither e-mail requires this information be be provided within a certain time frame.
10/8/14 - 2 email messages request information.
10/8/14 - Information is e-mailed in by me.
10/8/14 - Confirmation e-mail stating they received my documents. Later - an additional e-mail was sent requesting more information (no time frame given).
10/9/14 - E-mail received requesting more information.
10/10/14 Additional information requested by text message. It was also requested that I call Amy Sloan. All documents sent by e-mail on 10/10/14. Called Amy and left a message.
10/13-14/14 Emails stating that my application was "Incomplete/dead" and they would be keeping $500 of my holding deposit.
10/14/14 Copy received of holding agreement, finally. This is the only form that mentions the 48 hour time frame to submit documents.
After requesting information on 10/9 and 10/10 I was told that that information was late and should have been sent to them by 10/8. Why would they request it if they had already closed my application?
How come of the 11 different documents I have only one states the 48 hour time frame to submit documents. Additionally, I did not receive a copy of this document until after they refused to Approve me for the property or issue a refund.
This company is a really uncaring piece of crap, they talk bout family housing the only thing they think of is itself, we had fell behind last year after my wife posted her job and I told one of the staff and she seemed really concerned and said just pay what you can for now ,so that went on for two months and I was going to use my check on the 16th to pay it off but they hired a area manger who said no and gave us an eviction notice, I ask her how much she told me I was like an hundred dollars short and she said no need it all, so for three more months I beg for us to stay cause we have three small kids . finally the area manger agreed to take it,that was in November of 2013 and wife went back to work we are doing good again, so here we are in March we have been on time, I come home from a 14 hour work day and there is a 90 day we have to move out your lease has been terminated , I call and asked them why she say's no reason WS decided to terminate lot of leases it is a business deal. I thought to myself these people have no heart or compassion, before then things started falling apart in the house call the maintenance hotline they come out and fix it not completely half do everything and then two weeks later we get a bill and lately WS owe for things we have no idea of what for, this company is a ripoff bad customer service and corporate greed they don't care bout the working family , so now we have to move and I think people need to boycott this place it is a scam and the house s are really poorly built.
