It is hard to tell what this so called real estate investor is doing. I began with asking Vincent Polisi questions about his rent to own home finder program (renttoown.it). He sends me to a website and I told him I would check it out and we could talk about any questions I would have in a few days.
When I was on the NEW website there were many problems with it. A lot of broken links but he explained that they were moving sites and I understood that. When it came to the application that he wanted me to fill out I went and looked at the Terms of Service Agreement (TOS). The TOS agreement was located on a different website financethedream.com. When I asked him about this he said he had not transferred all the pages yet and it will be fixed.
After he went on more about his website transfer I asked him about his monthly fees and start up fees which were listed as
""Applicant(s) applying for any program or service listed declare(s) that all statements in their application(s) are true and correct. Applicant(s) hereby authorize(s) The Wealth Consortium, Inc., (hereinafter “TWC”), its successors and/or assigns as their interest may appear, to verify all of the information contained herein and to obtain credit reports and background checks on the above listed applicant(s). If applicant(s) has/have given any false information, TWC is entitled to reject the application and retain all application fees as liquidated damages for TWC’s time and expenses in processing this application. Applicant(s) agree to pay a non-refundable $37.77 for the Enrollment Application fee. If Applicant(s) opt(s) to sign up for the Custom Home Finder Program, Applicant(s) acknowledge that the initial escrow amount of $487.77 is non-refundable and will be credited towards their down payment upon contract execution after successful acquisition of property......""
$37.77 monthly and $487.77 non-refundable so called deposit towards a house with not real guarantee that they will even get you what you want. Since their inventory didn't really have any houses in my area i was very worried about giving him money for a house that I do not even think he can find in my area. He first said that no that figure is wrong and that is should be $1000 dollars and then said he went over all of this before and started getting very rude from that point on. He kept going on to explain that this money was to show that I am a serious buyer and that is goes to my earnest money but in the times before when I am interested in a house you pay that money when you are signing a contract to go see the house. You do not just give up the money for someone to start looking for houses for you. After he kept getting rude on the phone with my questions I just hung up with him.
I just wanted to let people know that in my opinion that his home finder program really seems to be a scam and they really want your money upfront and you have no clue if you are going to get a house or not. Other people online have had the same problems with him just google his name or his website and you can see pages of people all with the same problems.
