We purchased a home and Sunwest gave us the original loan in October 2015. On February 17th, 2015 we received an email from Dana Gibs tellings us we we're elegible to refinance with a lower interest rate and that they will be able to lower our FHA premium. Our original loan interest rate is 4.5. They offered us a 3.25, they gave us s good faith estimate where they showed that our payments will br lower bt almost $500 a month. We started the process, we sent Dana everything he asked for and then we did not hear from him again until our estimated closing date came and went, i called him wondering what was going on and he said everything was good and we now need it the appraisal, we completed the form to pay for it and sent back, two more weeks went by with no word from him, when I finally got a hold of him on the phone he said we were missing some info on the form, he had not even requested the appraisal yet!! After we corrected the error took him 2 more weeks to finally get the appraisal requested. They promptly charged us $450. And the appraisal came back with over $40k in equity. Then nothing hsppened Until I requested again an update and a lady named Maria Valencia called and gave a me a list from hell of of these conditions we needed to submit, some of them seem imposible like calling the credit bureaus. She said no worries I will send you an email detailing all of this. The next day I received an email I had to log in and got a list of something in a loan officer language that I could not understand. I did the best I could to upload what i thought they were asking for from paystubs to W2 tax payments etc. a couple of weeks went by and when i emailed her to ask for an update she said I haven't send that email yet!!!! I told her I had receive it and she said ohh that was probably my assistsnd from India she was not supposed to send you that!!!! That when I knew we were in deep trouble and these people were just playing games, we played this game for 4 months going back and forth asking for conditions and paperwork never letting me know if that was what they need it or not until I would email then that when I would find out it was the wrong form submitted and that now we are stuck with another condition. I expessed my concern to Maria and Dana many times that the year needed for my husband student loans to be on defferment was coming to and end. I beg them to get the loan done. But they did not care and kept confusing thing up snd misplacing documents. Finally on 6/15/2015 (4months later) Maria send me an email saying sorry you no longer have a year of deferment we cannot continue with the loan then Dana called me and said but GOOD NEWS since you have now made 6 payments you qualify for a Streamline Loan with no income verification your new interest will be 3.80!!!!! My worst fear finally came true all these time these people had just been delaying the process making me believe We would get an interest rate they never intended to give us!! Dana later on retracted saying we have until July first to close the loand but did nothing to get the ball rolling and Maria continued sending veryfications of employments to the wrong companies because after so long she still does not know who he works for. On 6/29/15 dana said they were unable to resolve an income issue and the loan was s no go. Today 7/10/15 adding insult to injury a new lady was assigned to our loan and emailed us a list of conditions needed to complete the loan!!! Are you kidding me? Two weeks later and no one has noticed we were denied!!! Companies like sun west Mortgage should not be allowed to conduct business misleading people making them believe they will give a rate when in reality they just want to hold on to your business to trick you into a completely different loan!!!!
