Where do I start? Well, to make this as short as possible...
I began renting room 36 from their Oshawa location on April 16th, 2013. I was never told I needed to sign a contract. I went approx. 6 months without signing a contract. I got locked out of my room without notice, and when contacting head office, was told that I needed to "pay by the 8th of each month, as stated in the contract everyone must sign". I mentioned I had not been told I needed to sign anything, but they insisted I had done so. Finally after weeks of dispute, they admitted I had not signed a contract, and therefore needed to sign one ASAP. I read it all over, and signed one no problem. The night I had signed it, I noticed the landlord getting many more tenants to sign a contract just like mine. (I have video evidence of this). I guess at that point, head office wanted to make sure everyone had signed one. Funny enough, most haven't.
I also have photo evidence of drug paraphernalia in other tenants rooms, as well as the landlord's room. I did not want to make it an issue however, so I just left it alone. I thought my problems with them were over, but a couple month later, (around October 2013), I had noticed for the second time, there were rat feces around the corners of my room. At least one part of their ceiling was leaking quite frequently as well (right where the electrical cables were). I had enough of what they were putting me through, so I packed up my things and moved them elsewhere. I told them I was not going to stay in a rat infested room, and that I wanted out of the contract.
At first, they had denied me my request. I then got the city By-Law officers involved, and had them investigate the feces and ceilings. By-Law called my back the following day and told me they had not seen anything in my room, and they had not even looked at the ceiling even though I was telling them about that too. In my opinion, the landlord quickly cleaned up the feces and proceeded to allow the officer(s) in, finding nothing of course. I am not sure why they did not look at the ceiling, and was extremely angry that the Rehearsal Factory landlord was targeting me like this. Two days after the By-Law officers made their appearance there, I visited the site to see if indeed my room had been cleaned up by the landlord to avoid problems with By-Law. I tried accessing my room, and realized I had been locked out again.
I left and returned a couple days later. I went to check my room one morning shortly after being locked out, and the landlord was there (almost like he was waiting for me to arrive), and asked me what I was doing there. I told him I want in my room, and he told me he didn't want me there anymore. I then mentioned I have paid him for the month of November, and he had told me I will be getting my deposit AND November's rent back. I then left and contacted head office about the update, and they responded by stating that I will get my money back within 60 days. I waited, and nothing. I had only received a portion of my money on January 30th.
I then had to contact their head office once again, (since they NEVER return calls), and demand the full amount back. I told them they have 7 days to get me the rest of my money, and left it for a bit to see what would happen. I let it go a full two weeks, and then had enough. I filed a complaint with the better business bureau, and that is when they finally refunded most of my money back. They still technically owe me $40 for "cleanup fees"... when I was the one to leave it cleaner than when I started!
This company is shady, and running a VERY poor operation. They have breached confidentiality with an email I had sent, by sending it to the landlord. In turn, he became quite intimidating toward me; slamming doors in my face, etc. I want the facility SHUT DOWN. It's a health risk to all tenants. I have not yet been able to speak with the OWNER of the business. He's always on "vacation"...

It would be nice to see the Oshawa location FULLY and PROPERLY inspected by city health officials.
