This is the email I received and almost everything is a lie. Regency Realty has a Roy, UT website, but the phone numbers are from Houston, TX.
My clients, Tierra and Derel, would like to apply for your property. This may be a long shot but they are requesting a move-in this weekend. The Smith family has perfect rental history. They also have great income, no pets, and no background or past rental issues. As most prospective tenants, they don't have the best credit. We recently tried to get them approved for a home loan and the loan officer said they need to bring their score up about 30 points. They are going to work on this over the next year or two. For this reason, they require at least a 12-24 month lease.
My clients were approved on a property. For over a week, we've been waiting on the Realtor to get us the lease. Finally, she said she would meet with my clients yesterday and finalize the lease/take their 1st month rent and 1 month deposit. The Realtor never showed up at her office and ignored us. She text us late in the evening to say she took a deposit from someone else. My clients took off work yesterday and they're both very frustrated. This is the 3rd time we've had Realtors give us the run around. If the landlord is working with other applicants, we're a backup, or a quick move-in isn't possible, please let us know.
