We had a Management Agreement with Real Property Management - West Valley (a.k.a. RPM West Valley). The contract was for 6/30/14. We received an automated email on Saturday, 05/31/14 at 4:49 AM indicating "If we do not hear back from you within 24 hours your contract will automatically renew for 12 months." Really?!?! What an unacceptable practice and manner of doing business. We notified RPM within the 24 hours we did not wish to renew. On 6/23/2014 we received a letter from the HOA where the home resides that they observed the home exterior, view fence, and gate required painting. RPM had just conducted a quarterly inspection of the home themselves on 5/6/14 and identified no such discrepancies.
We immediately requested RPM assist to have the required maintenance conducted. Although there was still a week left in the contract that RPM had accepted payment for, they refused stating "it was too close to the end of the contract." There is no such language supporting this position. The contract provides provisions in para 3. of the Manager's Obligations to "3. Maintenance: To supervise and discharge all labor required for the operation and maintenance of the property." Also, para 5. indicates in part "Repairs: To take charge of repairs, and inspections and to purchase suppliers thereof." Although these sections were brought to their attention, they still would not comply with the provisions of the contract.
RPM's Elena indicated "they were through talking about this." If we pressed the issue and insisted RPM honor the term of the contract Elana indicated she would delay our final payments. RPM stop taking our calls. After entering information in the portal, Elena indicated she would have RPM obtain estimates, but charge us a $100.00 fee to do so. There is no provision in the contract supporting this practice. It is our desire that other individuals know of RPM practices and do not face similar unscrupulous practices, coercion of added fees, and/or threats when simply attempting the terms of a contract RPM entered into, and accepted payment for are honored. Rude as can be!!!

I was told several things before the lease was signed then after that, everything changed. The property was "as is". The paint was horrible and it was dirty when I moved in. I spent days wiping down blinds and walls. Every 3 months or less, there would be an "inspection." It was a constant reminder that the property was not your home. Because of this feeling, I knew that I would not renew my lease and we didn't even fully unpack our things. When I moved out, I was told not to patch small holes and return the property as it was before I moved in. I hired a professional cleaning company and even patched holes.
However, when I got my deposition, I was charged for cleaning, paint, a pool replacement key (the key never worked and it was the one they gave me upon move in), and for a satellite removal fee. I NEVER had satellite service, in fact the satellite was on the home when I moved in. When I called and told them and presented them with the photos I had of the home before I moved in AND a letter for direct tv confirming I never had service, they ignored all of my phone calls, voice mails, and emails. I went to the office to let them know that they had wrongly charged me. The next day, I was called by someone who stated, "As a 1 time courtesy, the owner would give me my money back for the satellite but it was my fault that I did not notate this on the move inspection."
However, the move in inspection consisted of one of their employees coming and writing down the color of the carpet and walls. He never inspected the outside of the home. I guess they call that courtesy but clearly they knew I wasn't going away and I would have took it to court if I had to Now a week later I get the corrected disposition and they took another $4.15 for paint. Keep in mind the paint was horrible when I moved in. This company made me sick to my stomach. I hated giving them my money every month because they were shady from day one. DONT RENT FROM THEM OR LET THEM MANAGE YOUR RENTAL PROPERTIES. If you do, take pictures of EVERYTHING upon move in. I would bet they've been sued a few times due to their shady scamming ways.

My wife and I recently called on RPM West Valley for a rental property in Goodyear AZ (this is a second home for us to be in the west valley). We should have known better that when you have to call back three times to speak with a representative, that something is just wrong. Nonetheless, after connecting and being told the house was going to move quick and we must jump on this opportunity, we paid the application fee + expediting fees + hurried to provide endless amounts of documentation. After waiting the weekend, we received a call with no business logic that we some how have been declined and do not fit their renter profile. We are very fortunate to be more than extremely qualified from an annual income perspective but RPM without any support basically said no, no discussion and goodbye. Seems to us that this is one way of making profit in taking application dues, and up selling the expediting fees to us. We feel even worse for the owners of these homes who must be asking why our homes are on the market un-occupied. Upon having one of the worse experiences with a company, we took the time to head to Google and search for reviews (wish we did this first). We are unfortunately, just 1 review of 100's and can not imagine how many they would truly have if people understood search engines better. It is with regret that this was the end outcome.
