We agreed to an 18 month lease with our tenants and with the management company but the management company put it in as a 12 month lease that auto renewed. Just before the 18 month lease was up we called to tell the management company that we were selling the house and wouldn't need their services, only to find out that they put it in wrong and now charged us $495 to get out of the contract early. They were hired to find the tenants and deal with collecting rent etc. They didn't find the tenant, we did and we showed the house to them. The company then signed them up initially for a 12 month lease when we specifically said 18 months. The WE had to call the tenants and ask them to change it, which almost lost us the tenants. We also specified that we would do all inspections and that any repairs called in to them would come through us first. They sent someone to the house to do an inspection without notifying us and then charged it to our account. The whole process with this company has been a hassle!

I would not trust these people AT ALL, they stayed in my NO PET unit signed papers agreeing NO PETS, told by security NO PETS, and snuck a dog in for a over night stay..... THEY GOT CAUGHT ON CAMERA BY SECURITY!!! were confronted SIGNED ACKNOWLEGEMENT of the dog being there..... I got FINED! and I passed the fine to them since they were told repeatedly..... they are fighting the charge!!! I have the LEGAL upper hand, but still can you really trust a property management company that is shady in there own private dealings?!? they never return calls, never answer phone, obviously for a reason! SHADY!!!! RHONDA and EUGENE!

Well back in May of this year my kitchen caught on fire. No I did not have rental insurance however the fire started as I was waiting on the grease to heat up on their (RPM) stove. While waiting the electric stove blazed up. No when I called the management company they never got back with me and then when they did they sent out three contractors but took up until August of this year to halfway fix the items. However they came in and half painted took my blinds and just hooked the stove back up without testing the eye. Till this day my kids and I have been living here with no blinds nor stove to cook on and I still pay my rent on time. Now today I tried to pay my rent and they Greg had it set up where my mom and I had to go into the office. The manger was very rude towards us alone with his coworker sheniquta. Once Greg Allen allowed us the time to go into his office he treated us ass if we were not good tenants that pauid our rent on time. However Greg Allen told us that we would have to sign a contract without them testing their stove saying that we would pay over 3000.00. With this being said I walked into the hallway to call for the news and legal help but got othing. Then I went back into the office where sheniquta told me that she will have Alice to come out into the hallway to conduct or get me to sign an agreement.

However, I called the office back to let Greg know that we were jut going to pay the money but he did not come to the phone nor did he call back as usual. These people try to conduct their business on the phone or in perso so that they can talk to you any kind of way and not have proof. On top of this they charged us for something that they did not fix at all. I really need to know what we can do because at this point we were told if we dont pay then they will garnish my mom and my wages. Now that this has happen we are trying to find somewhere to move like this weekend. Never knew people could try to force you to pay something after they put it on and take it off then hire someone else and they come in and do whatever they want to. And then Greg Allen says when you pay then we will put up blinds or you can just go to walmart and buy your own.Not only this I reported my three sinks to be stopped up and they sent someone out to look at it but never sent anyone back out to fix so we had to go buy a plunger and some drain-o just to keep the water from building up.

RPM of Southern Utah and Tom Wood has decided to keep my rental security deposit for unsubstantiated claims that cannot be proven. I contacted their office multiple times regarding our deposit and what we needed to do to ensure we got our full deposit returned to us. I could never get a straight answer on how this was to be done or recieve any verbal or written policy regarding security deposits. All I got was the run around and deflecting answers to get me off the phone. We left the house in better condition than when we moved in!

They want to charge me $700 for cleaning tile floors (which were cleaned spotless by us at move out) and 6 bar stools! they also said I was responsible for $500 of clean up from their washing machine breaking and flooding the closet.

There was no deposit checklist signed or any contract statements about how the house was supposed to be left in order to receive the full deposit back, yet they are holding my money based off of trumped up charges that their own inspector did not substantiate. The inspector said the house looked great and took pictures proving this.

This type of ripoff should be stopped and property managers should be held accountable for stealing peoples deposits.

The basement had very old disgusting carpet. There were always bugs that we could not get rid of. We did not know how disgusting the carpet was until the sewer overflowed in the basement. The plubmer informed us that it was the same carpet as the last time the sewer flooded. We complained and wanted new carpet. They said no. We told them we were moving. They tried to charge us a moving penalty. After that they tried to charge us more rent. They will not return any of the deposit.
