We have several rental properties in California. After the real estate/economic collapse, most were underwater, some severly. We have been doing battle with a few banks on modifying our loans for years. After much frustration and wasted time, we decided to try and find someone to help us resolve two modifications; one with SPS and one with Wells Fargo.
We found Progressive Legal Services online and dealt with a "case manager" named Michael Manning. We did some research and could find no bad reports about them. They recommend a "Mortgage SEC Loan Audit" on your loan, which is supposed to prove a broken chain of title and accuse the lender of not having a legal right to foreclose. Also raises an issue called debt validation.
They claim that after the audit, they would file complaints with 2 agencies that oversee banks and lenders. They claim they will do other things too, and of course don't guarantee results, but it did seem like it could help us get over the hump on these modifications.
They charge $1,795.00 for a mortgage audit that is supposed to take about 2 weeks to complete and $1,295.00 for an "Optional Foreclosure Cancellation package". If you do two properties at once, the second is a "bargain" at $1,500.00 for just the audit.
Some named Kelly emailed us and gave us instructions to go into a Bank of America bank with a cashier's check and deposit directly into their "National" account, which we did. We gave them $4,250 and they could not wait to get to work!
Orginally, they were responsive to our emails asking for udpates, saying the audit was underway and we would have a report soon. As the time began to tick by, we started to ask for concrete evidence that they did an audit, and suddenly, our emails were ignored.
We have repeatedly asked for our money back and they just ignore us. We were scammed, and yes, we should have known better. These people are snakes and thieves and they will hopefully roast for eternity. Not sure we have any way of getting our money back, but will sure try.
Do not give these people any money. They belong in jail.
