WARNING TO ALL ATLANTA SUB-CONTRACTORS - Pete Ryder – Edge to Edge Renovations (Rip off Artist – NOT to be trusted !!!)
BEWARE of Pete Ryder, a general contractor who runs Edge to Edge Renovations with a mail box address out of the city of Smyrna, GA. After ripping us off throughout the entire project, he “decided” to skim an “additional” $500 off of our final bill. He is NOT to be trusted; has lied continuously and repeatedly exhibited sociopath behavior.
In almost 10 years of commercial contracting across the Atlanta metro, we have not come across as horrible an experience as we have had in supporting this “contractor”.
He comes across as a “legit” person. Looks like a “preppy” sort of guy….Nothing could be further from the truth! Do not work for him unless you also want a chance at getting ripped off after all your hard work has been completed…!
We were contacted by Pete Ryder for demolition/prep and installation of a new level concrete floor in a condo on the 17th floor of a swanky older Buckhead high rise. Normally, this is a 4 day job, however… Pete turned this into a multi-week fiasco - due to his many lies and deceitful ways. (Of course,… then trying to blame us for all the delays and overcharges).
We should have seen all of the underlying “red flags” flying as we proceeded with his job.
First, he lied about the scope of the project. How about that? Right out of the chute, Pete lied about the very basis of his project. We charge by the square footage. Pete intentionally lied to us about the actual square footage of his project in order to lower his project costs and rip us off. How underhanded ! His measurements were hundreds of feet less than actual. This discrepancy cost my company over a thousand dollars in additional materials and hundreds more in labor. Pete would respond that we should have measured the floor and should have not taken his word for it. So, I’ll accept that as my error, I trusted him. Big mistake... Pete’s knowingly lying about the actual square footage… I’ll place this rip off on him. In one of his final text messages, he makes the mistake of typing the actual sf as being relative to a much higher square footage number than what he contracted us for.
Second, he lied about the hours we could work in this upscale high rise. Initially, we agreed to take on this work from 8:30 till 4:30. Once the contract was accepted (with these times clearly marked upon it), he comes back to say we can only work from 10:30 till 2:30, if…that is… we are making noise. (We are a concrete flooring company and use blasters and concrete mixers. – virtually nothing is “noise-less”). So the cost of the job now doubles again as we can only work for a couple of hours - after daily set up… before we have to tear it all down again.
Third, we had to demo the existing floor and apply 5000 lbs of concrete – mixed and liquefied on site. This concrete had to be brought up to the 17th floor in a single “freight” elevator in 50 lb bags which took several days to complete – (due to its extremely slow/limited availability and weight restrictions).
These 5000 lbs of powdered concrete had to be mixed/liquefied and professionally placed inside this 17th floor condo. Pete kept sending us nasty-grams about working dirty…charging us with having left drywall mud on a patio, drywall mud on the top of a doorway, etc. Funny thing…. We did not have or use drywall mud. The contractor who did drywall work in the unit before us had used the dry wall materials. We placed self leveling concrete. Pete kept throwing us under the bus for the actions of others as well as for their debris. Even when proven wrong, he refused to change his “position”. We realized something was not “smelling right”…. We could feel the rip offs continuing…
Based upon all of the difficulty and challenges to install this floor in a high rise condo, we even had the technical rep of the materials on site with us for several days. These materials are designed to provide a smooth, level workable surface for the client to use until they decide upon a final floor finish. (tile, hardwoods, etc). This was the extent of the project. Apply and seal a gray, self leveling commercial concrete floor material. The end client is an architect. We understood how demanding this installation could be and delivered the desired end result which the owner subsequently approved of in our final walkthrough. But… that was not good enough for Pete Ryder to settle his bill in its entirety. Oh no.
Mixing powdered concrete is a dirty job. Everyone knows this. Not Pete. We had been told about how difficult the building was when it came to construction debris/dust and dirt. We were constantly challenged to work in a sterile manner. I can say this was the cleanest job site I have ever encountered for the type of work managed. Never good enough… and constant complaints about small amounts of dirt and dust kept coming my way. It was a big red flag. Something was not right and it all pointed to Pete Ryder. Pete kept looking for things to complain about. He would not talk, he screams and it quickly escalated to profanity. When he starts swearing, we hang up. Nobody needs to be treated this way. Pete Ryder cannot handle his temper nor speak at a professional level when stressed.
We had a strong feeling he was going to continue to rip us off beyond how he was already stealing from us by understating the size of the job and the available working hours. In the end, he had to toss us an additional rip off, to the tune of $500 off of our final bill.
Our final payment came in the way of a check in an envelope. No documentation & no reason why he short changed us other than a check in an envelope. Sent MANY weeks late. Such a class act.
Earlier in the process, we even had a “punchlist” walkthrough once the floor was installed. This was scheduled by Pete Ryder. We arrived early and met the owner. He walked the condo with us, pointed out 2 small spots needing to be addressed and told us, other than these 2 spots, once they are completed, he approves the installation……period. Pete was there. He heard this. Other than these 2 spots, it was done. Well…., Pete, after the meeting…, a week or so later, Pete tells me he’s not happy, that there is a bunch of work needing to be done, blah, blah, blah. This is nothing more than BS. The walkthrough was the time for this and at that time, everything needing to be addressed was identified and was quickly rectified.
Time to pay your bill Pete….
There was an issue during the installation. Someone delivering my trailer was directed by the building into a spot which got him stuck. He struck a motorized gate and damaged it. There was no police report, no video, nothing. The driver told us he was directed by building staff. When we arrived on scene, the building employees told us not to be upset with the driver as they had gotten him in this position. We looked at the situation as a no-fault accident. The building employees developed amnesia when it came time to figure out who will pay for said damage. We met with the building and Pete. As this appeared to be a split fault, I offered to pay half. It was not accepted. When we found out, we accepted full payment for the repair as well as for an estimate relative to additional repairs on the gate. 100% in full – both the estimate and the bill….no questions asked.
We told Pete we wanted to move on. Wrote him an email telling him to just pull these 2 bills out of what we are owed and pay us the balance. Nothing happened. We wrote him a letter and told him we would accept full payment if he were to send the balance that day. We waited and waited. 12 days later, with no payment and with Pete blowing us off, we reached out to the homeowner, informing him of the situation. A couple days later, Pete sends a scathing text message telling us NOT to contact his client. (Which, due to Pete Ryder’s actions or lack thereof, he had forced us to do). Pete then texts that the added time to complete the job, (which he imposed upon us) cost him an additional $150. – some arbitrary number….not that he could say why this was so….
The envelope finally arrives – I open it. Inside, a single piece of paper. A check. Its amount, $500 less than the amount due.
So there you have it. A rip off artist who calls himself a “contractor”. Pete Ryder, Edge to Edge Renovations…. Be aware. We hope he chose our firm as his only victim, but….. after having experienced how he carries himself, he’s most likely stealing from lots of other sub-contractors all over Atlanta.
