Todd promised hands on management and attention to detail. He assured me he only had one previous unhappy customer. He was almost completely absent on the job site and left without finishing the job. I'm now suing Todd and his company for breech of contract and damages. Stay away from Todd Osburn and his suave personality. He will overcommit and under deliver.
I contracted Todd Osburn and Peninsula Repair and Remodeling on Bainbridge Island for over $35,000 to remodel our dream master bathroom and other smaller home enhancements. The ultimate cost was to exceed $50,000 including products and materials I purchased directly. Our master bathroom is approximately 160 sq feet which means the $35,000 will be far more than any family typically spends on a bathroom. We selected Todd Osburn because of his relaxed attidude confidence in the project. He estimated 4-6 weeks for completion. He walked off the incomplete job after 4 months and countless mistakes. I ultimately called the police on Todd Osburn when he attempted to remove bathroom fixtures from my house while he was packing up his tools to leave.
The project began quickly with demolition. Things moved fast over the first two weeks. However, Todd picked up another job and pulled off all but one worker for most of the rest of the project before he abandoned the job. His execution was all but laughable. He took a full two weeks of vacation while my project suffered delay after dely. On two occassions he pulled employees off our job site immediately after asking for and receiving more payment. He continued to demand payment before additional work would be completed.
His list of mis-steps include but are not limited to:
Improperly installed toilet. Todd was actually on vacation at this time and I personally indentified the mistake and corrected it before his workers tiled in the mistake.
Improperly installed tile. A fully 1/3 of the bathroom floor tiles were installed incorrectly and broke. He eventually removed all tiles and began again
Damages heated floor installation. His team stapled through the heated floor wire. Thankfully we found the issue and repaired it but not without ripping up some of the flooring.
Installed cracked tile in shower. He knowinly installed cracked tiles in the shower. He said it was the best he could do.
Damaged new hemlock pocket door. In a mad rush at the end of the project he installed the door too early and other workers damaged the door durning their work.
Damaged front porch. His workers scraped broken tile across the pristine front porch and left the wood damaged. He left the project before making any repair attempt
Damaged bedroom furniture. We purchased new furniture from Arnold's 3 months before Todd begam work.. It's now damaged forever.
Totally destroyed master bedroom. Almost no care was given to controling contruction dust. Our carpet and walls are destroyed. We will repaint and replace the carpet. What a disaster.
Things got so bad that Todd was concerned we would not pay him. Thus, I drafted a contract between Todd Osburn / Peninsula Repair and Remodeling and myself which stated what would be done when and what we would pay. We simply wanted the project complete. We left him establish the completion date. That date came and went and when more mistakes continued to happen Todd eventually walked off the job. This contract is the grounds for our law suit.
Todd talked a good game but he consistenly and completely underdelivered. Choose another contractor for your Bainbridge Island job.
