Aspen Housing (Patrick Mastey) is, and always had a good motive of not only taking exorbant amount of money from his property renters, but he chooses to charge additional money after they move out. Mainly he takes advantage of college students, but anyone that chooses to rent his property he is willing to squeeze as much money as physically viable regardless of what actually happens to his property. Basically, his goal is to automatically take 100% of your damage deposit so he can take more.
If you check the company/his BBB rating, he is appropriately graded at an F. This is due to how he treats his customers and the way he tries to rob people of their damage deposit. It's not that he just takes it, he asks for much much more than what was given. This is very uncommon in the St. Cloud area and when he does this it's very disheartening to recommend him to anyone with a pulse.
His properties are poorly managed and if you try to complain he will blame you for the issues. If the lease says something, anything, in particular, make sure you don't pay it. He will try to charge you large amounts of money for lawn and snow removal even though the lease says the tenants are in charge of these. Then he will charge you for allegedly committing crimes on his properties. Good luck with that Aspen Housing, that's for a judge or jury to decide.
Don't be surprised if he asks for more than your damage deposit when you move out. I had four roommates and not only did he take $400 from each of us: he is trying to charge, on average, $250 each. This headache is going to small claims court. Please avoid this rip off.
