On April 30, 2013 Panoramic Properties, The Butera Group Inc, Angelo Butera purchased a 34 unit apartment building at 349 Queenston Street. Since the time of purchase the company has neglected the property to the point where it has suffered multiple bed bug outbreaks and is still suffering from a pharoah ant outbreak... the company refuses to put cameras in the parking area, lobby area and laundry area even after tenants have suffered on multiple occassions the damage and theft of there property (cars being scratched, mopeds being stolen, intercom stolen, mailboxes busted and broken into) When tenants call the police about there property being damaged or stolen they are asked "is the property under video survailence" When you tell them no they dont really take any interest as if would be nearly impossible to catch the crimianls without it. When you call the company to tell them your property is damaged or stolen they tell you "its not there problem" and ask you if you have apartment insurance and proceed to tell you to file a claim under it. The problem with there suggestions is if you do file it under your insurance it only raises your rates and you still suffer from the fact that there is no way to keep it from happening because there are no cameras to deter criminals from committing the acts. This company only cares about getting the rent and whether you pay on time. If you go to there website you will see the very things that make them feel better about brushing your concerns off, or lying to you in hopes of defusing the issues. I invite anyone who really wants to see what a panoramic property is like to come to 349 Queenston Street and just walk around inside and out, take the time to speak with tenants there before you make the legal comittment via lease to live here.... we are bug infested, run down, open to all vandals and theives with no recourse or protection. The put new floors in a couple units and talk about all the renovations they have done. They have come to the defense and stood behind the previous Supers, one who was a homophobic racist biggot who finally the let go not because of his beliefs but because he wouldnt do any work, the replacement turned out to be a woman beater and was charged with sexual interference and sexual assault. his live in girlfriend has to quit working and move to a womans shelter with her kids to get away from him and the company still stood behind him... then he was charged with sexual interference on a minor and sexual assault at another complex owned by panoramic where he resided. Since taking ownership of this property it has been nothing but disapointment after disapointment but let me quote from there website "Allow us to introduce you to Angelo Butera. He's our master craftsman, general contractor, our quality control specialist, the head of our purchasing department, our lead interior designer...and our President.
Angelo's attention to detail is what started Panoramic Properties, and it's what has kept our tenants happy for over 12 years. Involved in the construction business since the early 1970's, it is a family orientated business with Angelo and his family active in the everyday operations. Some may call it obsessive, but it has its benefits - all our properties are renovated and maintained to the highest standards; the way Angelo would have his own home.

I cannot speak for the other properties owned and operated by panoramic but I can tell you that here at 349 Queenston Street we the tenants are suffering from neglect and the property clearly needs some change.... It bothers us here that this company continues to buy other buildings when it needs to tend to its commitments here. I hope this is informational not to just the public looking to rent but to the company as well. "all our properties are renovated and maintained to the highest standards; the way Angelo would have his own home." Kind of hard to believe words written when you live at 349 Queenston Street. My question to Angelo Butera is..... is this really how your home is, is this really what you mean when you say "ALL our properties are renovated and maintained to the highest standards: the way Angelo would have his own home" ?
I live in an apartment complex which was purchased by panoramic properties almost a year ago, since then they have eliminated the only two sets of good supers we have ever had. Now we are left with mean lazy supers who do not want to do repairs or even pick up the garbage discarded around the buildings. We are supposed to live in luxury suits, which the buildings and grounds are dirty and when something breaks we are accused of breaking it, expected to wait months and they want us to pay for the repair. People are moving out left, right and centre, which is sad because many of us have lived her for many many years, but we are tired of being treated as we are beneath them and tired of the supers entering apartments without cause invading our privacy and rights as tenants.
