I invested in North Dakota Developments through US Property Investor at the end of 2012. My studio in phase 3 at the Watford site (cost $57,000 paid in to escrow and then released to NDD) never actually seems to have been completed or operational. From NDD admin team (Declen and Alan Clarke) I received photos of the site and phase 2 studios being installed, and monthly construction updates on the progress at phase 3. Delivery and site opening promised for this May after a year of delays. I don't know if the prefabricated studios ever even arrived on site or were even ever built (I was told they were complete in order to agree to release stage 2 payment). Now I read that SEC have filed against NDD and frozen their assets. It seems that only those whose funds are still held in escrow are likely to get their money back anytime soon. Despite not 'closing' on the studio it seems from the closing pack that my escrow funds have already been transferred to NDD. I am pretty devastated at the prospect of losing $57,000. I read that hundreds of investors have been sucked into what seems to be a giant US Ponzi scheme, with $62 million invested in total by investors worldwide. This investment even won a gold award. Whoever the awarding body are they are in part responsible as this award influenced my decision to invest in NDD!!! The MD at US Property Investor (Oliver) seems to be as perplexed as I am. I don't know what commission these agents were being paid by NDD to sell what has turned out to be an absolutely terrible investment! It's just amazing so many of us were sucked in by Danny Hogan and Robert Gavin. They must be compulsive liars and complete narcissists. If you are in the same position as me I would love to hear from you. I know there is a Stefania from Italy and someone else from the UK who have commented about NDD on this site. I think we need each other for support. I was also sent A Lowman's rental statement 'accidentally' for phase 2 by NDD which stated that she had received her 25% rental amount that month, probably paid from the payments we were making for stage 3 units!!
