This woman claims to be authorized to file pleadings in court but she is not. She charged me $1200 to help me with foreclosure plus another $600 to file something online that the county recorder would not accept. It was some sort of document saying that my home was granted to me in a land patent from Mexico. This was supposed to save me from foreclosure. The judge threw my case out and told her she should not be acting as an attorney. He said he was going to recommend the case to the DA for investigation but nothing ever came of it. She doesn't know what she is doing and will get you into trouble. Find a REAL attorney if you have a legal probelem.
In December 2013, MONICA GRAHAM, doing business as PROPERTIES PLUS convinced me to allow her to act as my real estate agent for my home in Torrance California. She convinced me she knew quire a bit about real estate and real estate law, even claiming to have been a lawyer in another state. I gave her the listing.
Only one person ever came by to look at the home, though the real estate market came back quite strongly in my neighborhood. I figured there should have been more people looking at the home but she said the market was "cold" in my area. I ended up selling my home for a substantially recued price of $647,000 and she collected a commission of almost $39,000.
Later I was approached by another real estate agent when moving and he asked why I did not ever get back to him. I did not know what he was talking about. He said he put in a written request to view the home weeks earlier but no one got back to him. He said his client was willing to consider the asking price of $750,000 but had to go elsewhere my Monica Graham did not call him back. I did a little investigation and found out that no less than seven other people wanted to view the home, but were never called back.
I wondered why Ms. Graham would not have shown the home to these agents and their clients. After all, if she would have sold it for a higher price, she would have gotten more commission. It turns out that the buyer in this case was represented by the same company, one which Ms. Graham owns. Had she sold it to one of the other poteintial buyers, she would have had to split her commission with another agent and only got half of the commission. By keeping the whole deal "in house" and not entertaining other offers and requests to view the home, thoug I lost over $100,000 on the deal, Ms. Graham was able to keep the entire commission in her company. She did not disclose any of this to me as is required. I managed to get ahold of a former co-worker of hers and was told that she does this quite routinely because she, "thinks immigrants are stupid." While I am a Japanese national, I am not stupid. This con-artist should not be licensed in California.
