Iqbal Kazani, owner of Modern Clothing company, approached us to participate in an investment program that we offer with real estate development. We found a lot inside the loop in Houston and passed it on to him. Typically we charge a fee for our services in finding the lot but he kept pleading with us to remove the fee since he would be building with us and because it is his first project. We obliged. He then negotiated our construction cost down even though we did not have much of a markup in there anyway. After we connected him with our banking partner to secure financing, he kept shopping around till the last minute for better terms and as a result was not able to secure financing on time. He then blamed us because the seller would not grant an extension on the closing date. We then negotiated a heavily discounted rate with our architect since he would be building with us to help draw up the plans for the proposed project. Aftre everything was done and we have permits in hand, he told us he does not want to the pay the upfront 10% that is due at project kick-off for ordering materials etc. for the project. He lied saying that he does not have the funds to start the project. We then found out that it was not a funds issue but he did not want to proceed with us anyway. We were ready to move on and asked him to pay us the discount that we negotiated with the architect for the plans since he was not going to use us anyway and he does not want to pay that either. He then proceeded to harass us by posting reviews with a lot of false statements online. This individual is totally unscruplous and does not honor any verbal commitments. Chances are he would probably try to eke his way out of written commitments as well. Be very careful while dealing with Iqbal Kazani or Modern Clothing Company. Also he has openly said he does a lot of business in cash and wanted to find out how he could allocate that cash towards the project so he does not have to pay taxes. The IRS is probably going to be interested in knowing about this as well.
