My dealings with McCright Associates has been an absolute disaster. Montgomery County Housing Auhority contracts McCright Associates to perform inspections of properties that will be or are currently rented to Section 8 voucher holders.
McCright has an inspection procedure that is to be followed by the inspectors they employ, but in order for that to work efficiently, one would have to hire competent inspectors whom have some basic knowledge of building codes and constrution in general.
i recently had a property fail an inspection for apparent "lead based paint" issues. The inspectors are trained to fail inspections if they notice the slightest chip in paint anywhere in the building. The interesting part is lead based paint was deemed unsafe in 1978, and buildings assembled after 1978 are exempt from lead as it was no longer used. Point being, the incompetent inspectors they hire aren't aware of these minor details, and in turn have caused much turmoil because of lack of education.
McCright is also building a reputation of performing initial inspections of properties, failing items, then returning to verify the items were repaired, only to find "new items" which were not on the initial report. (more profit for McCright as they get to send another bill to the federal government for their services at the tax payers expense.) they don't feel they have to answer to anyone, and for now that may be true, but my last encounter with them prompted me to involve a US Congressman, which whom I formed a paper trail and have my experience documented.
Currently I have 21 landlords whom feel MCCRIGHT Associates is taking advantage of their contract with Montgomery County Housing Authority. We have compared notes and have retained an attorney whom believes we may have a class action lawsuit.
McCright has a decent software program they use for inspections, the online access to the inspection information is impressive, but if you hire incompetent employees with little or no experience, expect poor results.
I had a hoarder in a rental property. She had two bedrooms packed from floor to ceiling. She had the gas heater covered with stuff. You could not enter the house from the rear porch either.
Mccright failed me for a crack in a plaster wall. I lost months of rent because the house failed. They said they could not do anything about her hoarding even thought it was unsafe.
I will file a law suit. These guys are above the law. Shame on Mccright and Montgomery housing authority.

Inspectors are unprofessional. First inspector that I dealt with was miserable and talking about how he hates one particular property owner and always fails their properties. The last inspection that was scheduled, with a 3 hour window, the inspector 'Joe' was a no-show. No call to advise me. I spent half a day off of work. I call McCright to find out where the inspector is. The phone rep tells me that he was delayed by traffic. So... why didn't he call? She couldn't answer that. And then I was told that they would reschedule for another day. No way to have the inspection on the day that McCright actually scheduled it. They screw up, but it is my problem. No respect for my time at all. All I kept getting was that they rescheduled for another 3 hour window on a different day. But I won't know what that window will be until the day before.
When I wanted to speak to a supervisor, I was told that the supervisor of the inspectors would call me back as soon as he was available. I guess the supervisor got stuck in traffic, too.
McCright & Associates is a pathetic poor excuse for an inspection company. No professionalism. I suspect that if they didn't have government contracts, they would be out of business. After numerous inspections, we have come to realize that they will always fail us on the first inspection. It could be as simple as paint chips on the outside laundry pole. But they will always fail us on the first visit. I guess the Housing Authority pays them for each inspection and they have to keep the $$$ rolling in, feeding off of the tax dollars.
I would like to report that while McCright has an effiency system, the system is only as good as the people who run it. I was present for an inspection for a housing authority inspection and I was underwhelmed by the lack of professionalism I witness. The inspector claimed two outlets weren't "grounded" and a screw holding the the dishwasher was missing and he opened a closed and locked window, then broke the locking mechanism when closed it and made it a failed inspection. I thought was unfair. I even screwed the dishwasher tighter but the outlets were working fine and the window as well. When we called to reschedule the reinspection theninspector failed to call with 30 minute window. We were waiting from 8am to 11am and someone was expected to call and didnt
We are trying to get this inspection scheduled but cannot get a response. I am very disappointed and Dekalb County Housing is paying them and they fail you purposely to make money on two trips and now a no show, no call. I want to speak with the owner personally. These housing tenants have children waiting for stable affordable homes and these games keep families homeless in some cases and children out of safe homes.
