DO NOT RENT FROM ARBOR OAKS - Our experience was beyond horrific and my neighbors had even worse experience - READ THE ENTIRE REVIEW!
Let me pre-empt this by saying that we are a young, quiet couple that always paid our rent on time. We lived in Arbor Oaks for 4 unfortunate years. There were soooooo many instances of problems that I honestly do not know where to begin.
I suppose I will just start from the beginning:
In 2011, my then girlfriend (now wife) secured a job in Boca Raton Florida and we only had a week to relocate. Arbor Oaks Apartments/Boca Dunes were close to her new job and we quickly secured an apartment, it only took a few days before the problems started. During the first few weeks, I received several notices to vacate the property due to noise complaints. First let me say that I never once had my music playing loud and I would get these distinctively vicious letters taped to my door that I am hereby notified to vacate the premises for noise violations. Each time this occurred I contacted management at Arbor Oaks and explained that it was not me, the notices continued. That was really just the beginning taste of what was to come.
A few months later, my girlfriend started screaming. I rushed to see what the problem was and found a very large, musclebound man in my living room. My girlfriend was walking out of the bathroom after a shower and literally bumped into him. After a few moments of utter confusion, it turned out he had the KEY to our apartment. Apparently Arbor Oaks management gave him the wrong apartment key and he was looking to see a possible apartment. I complained, never received any apology. If I wasnt home, who knows what could have happened to my girlfriend. Speaking of keys, it took us 3 months to finally get the correct keys to our mailbox. This is the type of crap that caused so much unecessary stress for us.
Another problem that really irritated me was that I could not receive packages. Anytime I had a package delivered to my home address, the mail man would leave it at the management office. Each time, I was told no package had arrived. I came to the conclusion that Arbor Oaks employees were stealing the packages and eventually had to get my packages delivered to my parents’ home.
Something worth mentioning is the garbage area was not maintained whatsoever for the first 3 years we lived there. There was garbage, food, debris, old furniture and anything you can think of strewn all over the place. It got to the point of ridiculous about a year ago where the garbage was stinking up the entire neighborhood. Eventually they added a paid garbage service where you could have your garbage picked up, but for 3 years it was really bad!
Our gate code never worked. We had to physically walk to the entrance to swipe our magnetic card to let anyone (friends, family, food deliveries) through the gate. Although, I must say, the gate would randomly be broken/stuck open quite frequently.
The saga continues, one of the absolute worst annoyances I had to deal with is the parking situation. The geniuses that built Arbor Oaks, built LESS parking spots than the number of tenants. Yes, you heard me correctly! Every day I had to fight over parking spots because there were not enough to go around. For a while, they allowed you to park on the grass, or on close to a curb, then suddenly they started towing vehicles. Keep in mind, each Arbor Oaks resident has a sticker that says they are permitted to park at Arbor Oaks. Also keep in mind there are NOT enough spots to park for the number of residents. On 3 occasions, my vehicle was towed. There was no phone call, no warning and no apology. All 3 times i had to pay over $150 and get a taxi to drive me to the towing company they use across town. The last time it happened, I was so pissed I spoke to Courtney, one of the upper management property managers at Arbor Oaks and I demanded a refund. I told her that there WERE NO SPOTS AVAILABLE and I was towed regardless, I told her that if she didnt reimburse me for the cost of the towing I was going to write 10 negative reviews about arbor oaks and complain to LSR. She laughed at me. On my way out of the building I ran into a young couple applying for a apartment rental and warned them of the parking situation. The african amercian female at the front desk became hostile and told me she is going to have me arrested. I called LSR communities and told them the same thing and they told me "have fun". The level of unprofessionalism is unbelievable! You would expect a large organization such as LSR to take these complaints seriously, it was quite the opposite.
I had two situations where there was a vehicle break in and another time a man followed my girlfriend all the way from her car (parked a mile away because of parking situation) and was really creepy asking weird questions. Each time I called security, I got a voicemail and never a return call. So, if you’re thinking about moving into LSR or Arbor Oaks, keep in mind there is no security to count on!
This leads me to my final major issue.... Fast forward to 2015 - Our neighbors in Arbor Oaks Building #16 – Unit # 304 suffered a catastrophic flood months ago which caused a large volume of water through our walls as well as the neighbors above us in Unit # 204. Left unrepaired by Arbor Oaks, the entire building was unfit for human habitation.
After being recently married, my wife is now pregnant, My neighbor and his pregnant wife were moving their belongings out of their apartment into a U-Haul. This concerned me because we’ve always been neighborly with the young friendly Ukrainan couple. They had immigrated here a few years back and like us, they chose LSR community AKA Arbor Oaks directly above us.
As we walked up the stairs towards their door, the unmistakably corrosive smell of mold grew to be unbearable. The best analogy I can offer you would be a “cryptlike”. The walls are completely covered with spore, mold and black spots. The air was thick, disease like. He showed me his closet and clothes that were completely covered with mold.
Going outside to take a breath – Myself, neighbor and both of our PREGNANT wives commiserated over an extensive list of stressful, dangerous and unnecessary experiences thanks to the folks here at LRS/Arbor Oaks. The conversation carried on for hours. By the time we were done talking it became apparent that we’re not going to sit around and wait for our lease to run out or to get sick from mold. I decided that very moment we are at great risk and we must move, IMMEDIATELY… and that’s exactly what’ve done.
As for my neighbor, after months of complaints, the best they could do for him was to downgrade him to a single bedroom apartment even though he was a loyal tenant paying his rent on time for years in a 2 bedroom. He does not have the financial means to find a new residence. As for me, I would rather dip my face in boiling oil then stay at Arbor Oaks Apartments.
So I left. I cleaned my apartment and upon doing so, I found a wet wall behind my wall unit in the master bedroom covered in mold. Coincidentally the VERY DAY we were moving, there was another flood on the 3rd floor. Our back porch looked like a waterfall! There was water in the laundry room and leaking into the house. I notified Arbor Oaks that I’m leaving and they need to get someone to look at the mold before someone else gets sick.
My wife and I are compulsively clean people. We made improvements to the apartment , we even tiled the back porch and planted 8 palm trees. The apartment was in great shape when we left, WITH THE EXCEPTION OF THE MOLD. My lease had one month remaining and they still had my security deposit. Today I received a letter from Arbor Oaks stating I owe $4800 and they are filing a lawsuit against me. They are actually charging me $275 for “mold evaluation” $25 for “removal of one bag of trash”, $75 for “excessive grease in stove” $160 for “air duct cleaning” $25 to clean the fridge, $160 for “misc”… and the list goes on and on and on…
LOL - REALLY? They want us to pay for mold problems caused by a leak two levels above us? UNREAL!
STAY AWAY FROM ARBOR OAKS! They also call themselves Boca Dunes and LSR communities. This place is terrible! The front desk girls are ALL snotty. They lie, they have this attitude that they are above you and the mentality of slumlords. Since I moved, my entire outlook changed. I am so happy and so relieved that I never have to walk back into Arbor Oaks Again. I will however spend a lot of time writing reviews about my experience to wan others about these problems to hopefully save them time and aggravation.
Do not fall for the charming pool clubhouse withh granite tables and nice rugs..., you cannot use it unless you pay to book it. Also, it is usually occupied by tehir lazy, rotten staff. Your not allwoed to go fishing in the lake. The pool is often closed due to chemical treatments. The staff is rude and hostile. Arbor Oaks, LRS Community Reviews are fake and they are a big scam. Trust me, I lived there for 4 years. I will be posting my reviews everywhere and all I can say to Arbor Oaks is, I WARNED YOU and you ignored me.
