HOMEOWNERS: DO NOT HAVE LINNERMANN "MANAGE" YOUR ASSET / INVESTMENT: I am a home owner in Killeen. A few years ago, my rental property management business was with Elite and when they moved onto a different market, they sold their rental management clients to Linnermann Reality. (Linnerman did not EARN my business, the purchased it. They have NEVER vearned my business) From the beginning indications showed their lack of communications with the tenants and the owners. My first months rent was short $90 and no explaination was offered. After repeated attempts to understand the $90 bill, I learned (a month or so later) that I was charged $90 for a new plastic light switch cover. I needed to figure out what else had been done / or needed to be done, before I went broke. I'm an Army Engineer and licensed contractor.
I can detect unreasonable costs fairly easily as I am sure most reading this can as well. This and other communications concernes caused me to fly there and met with Mike Linnermann in person. He impressed me as the "new" property management agency and made me comfortable believing communications would improve. He is very business like and well spoken. Saddly, communications did not improve, in fact have declined, but I was already on the hook for a 2 year contract. I have spent hundreds if not thousands of dollars with not clear understanding of the work done by now. I can only imagine the time it must take a resident to get work accomplished when they request it. Please know it’s not the owner's (this one anyway) holding up progress. Owners simply need to have an understanding as to what work is needed and allowed the options, but this requires comminucations and care by the managers.
RENTERS: PLEASE DO NOT RENT YOUR PROPERTY THROUGH LINNERMANN REALTY (As stated above, I'm a home OWNER and I am unfortunately still with Linnermann Reality only due to contract handcuffs and I wouldn't rent a house from Linermann). Property owners want to maintain their investment and decent owners place the quality of their tenant's life even above that. That requires communications and cooperation’s between owner and renter. In my opinion, A management company SHOULD be that conduit of communication. Linnermann has NOT been that for me and according to the previous tennant, they were not that for them either.
It just makes sense that if you own a property you are renting out, you want it well maintained and you want the occupants happy. Your investment is kept in good shape and occupied. Linnermann is missing this point entirely I believe. Management should be more that moving money from one person to another for their 10% cut of the rent. If I could contact my renter and work around Linnermann, I would. For the remainder of the contract, I would even contiunut paying Linnermann, as long as my tennants were happy and the home was well maintained when I finally get free from Linnermann. I have researched my next rental management company and hopefully my house will become someone's cherished home again soon. I am VERY willing to invest in fixing up the property at my expense and making it a nicer place for the tenant to live. I won't do it through Linnermann because I do not trust them.
