Kings Creek Plantation TIme Share

We bought a time share in 2010, being told that they would buy it back if it didn't work out. When we asked them to buy it back, they said their policy had changed. It took us 2 years to book our week because nothing was available. We finally got a week in October. The sales staff tries to lure you into purchasing upgrades on your time share by offering free tickets to Busch Gardens. We walked out on a sales person who told us we were not getting "every advantage" of Kings Creek until we upgraded which we could not afford. We tried to rent our time share but they need 2 years of paid maintenance fees to be eligible for rental; maintenance fees have risen every year. Time share will be paid off in 2017; we are going to get rid of it somehow, even if we have to give it back. Beware of Kings Creek and also, Baytree Solutions who took our $400.00 to sell our timeshare in 2011 and guess what, its not been sold.

I bought a cottage timeshare from these crooks in 2013. I was clearly told by the salesman that if we were not fully satisfied with the estate that their company would do one of two things: 1. help us sell the property 2. buy the property back from us.

I contacted a KCP agent who informed me that they do not do either one of those two things. The primary reason I bought the property was because I felt like I had a safety net, given what the salesman had told me. I was clearly lied to.

One of the ways this outfit brings incredible pressure to bear on you to buy, is by inundating you with so much information, so fast, you feel overpowerd by the presentation. It very much reminds me of the old cup and marble game in which one wagers a small bet to determine under which thimble, the marble is found. I do not believe the average person with average intelligence can assimilate and understand all the information one is given over a relatively short period of time.

The best advice I could give any prospective buyer of ANY timeshare is to just NOT DO IT. This industry of timeshares is corrupt across the board: employees do not have the integrity of an alley cat. Beware of this company because they APPEAR to be legimitate but they are just as crooked as everybody in the industry. Duplicity is their stock in trade.

I would like to be a part of any class action suit against KCP if there is one started.

I would like to piggy back on the Owner's of Prince George's County who was sent to collection due to they were out

of the country and they are military serving the United States.

Well I live in Montgomery County, Maryland and I purchased a timeshare in Oct but my first payment was not due

until January 1st three months later, but what I did not like the maintenance fee was not due until 4 months later,

and I was paying the fee monthly, then I get a letter saying I was delinquent. I called to question how is this

when I pay every month. I was told if you do not pay the entire maintenance fee up front then you have to pay a service

of about $13.95 which I think is abusrd. I was told by the Salesman that I could pay the maintence fee monthly, but

after I started paying it, then I get a letter from the financial company saying I was delinquent. And if I dont pay the

entire fee I will be sent to collection.

I really need a lawyer to help me get rid of this timeshare. I am a student and I do not need this unnecessary

blemish on my credit and also I have paid at least $3690.00 towards this timeshare. I felt like I was mislead

by the salesmen, and now they are telling me they do not need the inventory and will not buy it back.

If there is anyone else out there who was wrongfully mislead into purchasing and would like to do a class action

suit against this company, pls let me know....

To induce owners to upgrade, the sales staff fabricates stories about the benefits of an off-site rental program. When the rental company information is checked, the rental amount given by the sales person has been grossly exaggerated as well as the possibility for rentals of other timeshares owned by the purchaser, but by this time is is often too late to retract the contract. Despite the information given by the sales person, it is not necessary to upgrade in order to get into the rental program. The company should be very well aware that sales staff will say anything to make a sale, but does not seem to have any concern about this. The company is very uncooperative about retraccting the sale.

We travled to Kings Creek Plantation in Williamsburg, Va to receive free airfare tickets upon touring an up and coming community. After the tour and upon sitting with the "saleman" we discovered how hard it was to leave the building without purchasing estate, not because it's such a great deal, but because after you reject the first group of salesman, they send you upstairs to another individual to push the deal on you. They told us to go upstairs to retreive the airfare tickets promised, but those were withheld from us until we made a purchase.

During the negotation the gentleman stated that the company would buy the property back from you should you decide that it is not a good investment or that you no longer desire the property. With that said, we signed the paperwork. Big Mistake! Now that I have lost my job and can not afford the estate, the representative of Owner Services for Kings Creek Plantation says that Kings Creek doesn't "buy back" the properties, and if they did, the property would have to be paid for in full, so you would be giving the property back to them to sell to someone else at full price while you walk away empty handed.

I encourage everyone to stay away from this place. Do not believe the hype and glammer that they display. We thought we asked all the right questions, and even though we did, we still got lies.

My wife and I have been buying into Kings Creek time share program for several years. We initially starter with a one bedroom which we enjoyed our week once a year. Then we were visited by a representative who convinced us to switch to points.The advantages we were told the point system would bring proved to be untrue. Our next visit we were offered an upgrade the unit we were shown was nice.

Our next couple visits were night mares. The units we were offered were nothing like we were shown at the upgrade. My wife refused to stay we paid extra to go to a hotel.
