Our company was looking to lease a new office space. We looked online and found a building in White Eagle Commons 1355 South RT 59 Suite 202, Naperville, IL 60564 that would accomidate us and signed a lease in 2011. While doing the intitial walk through we noticed bird feces on the inside of the windows and on some of the moldings around the offices. The office was opening the next day so my family cleaned up the bird feces and wiped down the windows. This was supposed to be an exicting time for us and did not know the nightmares that would come.
We were settled into our new space and heard foot steps above us. It sounded like a rat and it sent our female employees running out the front door. I pushed up the ceiling tile to take a look and couldn't see anything. I left the ceiling tile out and waited to see if something would come down. A few hours went by and a bird flew out and smashed into the window. My employees and customers were flustered and ran out of the office. I noticed there was no screens on the windows so I opened one of the windows and waited for the bird to fly out. The bird ended up using our desks and filing cabinets as it's bathroom and decided after 20 minutes to exit the window. I contacted the building and they said they would take a look. They sent a contractor out to the office and he informed us that this had been happening for years. I was surprised that this was not disclosed to us when we signed the lease. He said there's really nothing we can do about it but we will try and watch to see where they are coming from.
The next day I walked into my office and there was two birds sitting in the fake trees we have in our office. It was 9 am and I had to tell my employees to stay outside until I figured out a way to remove them. I opened the windows and waited for them to leave. Once again they decided to go to the bathroom in the trees on the floor and all over my employees computer monitor. I cleaned the feces and we tried to go on with our workday. We filed multiple complaints and Key Investment and Management would tell us it was fixed when it never was. The birds were falling down in between the walls. They would claw the walls until they would die. A contrator was called to remove one because my employees were horrified by the sounds of the clawing between the walls. When he arrived he cut out a peice of the dry wall and pulled the bird out. He mentioned there was dead birds in between the walls, cielings, crawlspace and worst of all the furnace. We have a storage spot in the basement and dead birds are laying on the floor. A contractor was working on the furnace in the basement and he informed us that their was dead birds inside the furnace. Basically everytime we used our heat in the winter we were breathing in dead bird carcasses.
Over the next four years we were vistited daily by birds. We started the lease in 2011 and it is 2015 and the birds are still interupting our work days with no fix in sight.
We were in the office for the first week and the air conditionair broke, the tempetures were in the 80's and the office space is above a cleaners so the temperature on our thermostat was reading 90 degrees. We were never informed the Air conditioning didn't work in the space until we talked to a two previous tenents that informed us the air conditioning unit was never working properly. One of the previous tenants informed us that he got so tired of the poor service that he ended up buying window air units. We asked Key Investment and management to fix the air conditioning unit and they said they would send someone to take a look. I had to send my employees home because they could not work in the conditions. The air conditioning unit ended up breaking down days later and again they claimed it was fixed. This went on for years and at one point they told me just to open the windows.
The bathrooms have been so filthy and they stink! The ladies bathroom has diarreah on the wall, it has been there since 2011. The smell that comes from both bathrooms has actually been complained about by multiple companies in the building and they try and mask it with an occasional air freshner. The soap pump was broken when we moved in. I asked Key Investment and Management to fix it with no luck. I started putting hand soap in the bathroom because I felt it was very unsanitary to allow this to continue. 3 years went by and nobody would fix it.
The Ceilings have been leaking since we move in and everytime we ask them to fix them they say they have been fixed. Our office has a kitchen and the water pours our of the light fixtures onto our kithen table. We were told it was fixed and 4 years later it is still leaking. The water runs into the lightings electric and the bulbs fizzle out. The ceiling tiles have to be replaced because water continues to leak and stain them. We were told the water was coming from two places the roof and the dry cleaning company underneath us. I was confused until I found out a return pipe had broken off years ago and was venting the cleaners chemicals onto our ceiling and into our office. The contractors who came out showed us the giant return vent rusted out and laying on the cieling tiles. The water leaks created major stains on the carpet as well.
The carpet was glued down and immediatly started to snag and stain. We asked for Key Investment and management to come take a look at it and they said their carpet cleaners quit on them and they would get someone out to fix the snags and clean it. 3 months went by and I asked them multiple times when this was going to get fixed. A few days later they scheduled a cleaning of the carpet. The guys came in and cleaned it and while they were walking around the carpet the wet carpet and the pressure of their feet made glue foot prints seep through and stained it everywhere. They asked us to sign a new lease and they would fix everything lol.
We have gotten no where with Key Investment and Management. We have been leasing buildings/Office space for over 30 years and this is worst service and experience we have ever dealt with. The problems I have discribed are just a small portion of what has been going on. Unfortunately for legal reasons I can not discuss a number of things but this is just a small fraction of the problems.
