Khov will not honor their warranty tickets. Especially once your warranty expires. Here is what happened to us: In September 2013 (Before our landscaping went it), while we were still under warranty, we noticed a very low spot on our walkway and also that our driveway was not properly filled when it was poured and water slopes to our 3rd car garage area and puddles there. We brought this up to KHOV and they determined it needed replacement and issued us a ticket stating the same and that it would be replaced Spring 2014 because of the cold weather.
A Khov rep. came here a few weeks ago and told us that his "Concrete" task force determined there was "no issue more than regular settling and they were not going to honor the ticket". I walked him over to what once was just a lowspot and now is a crack on the walkway and he looked at that at told me it was normal "wear and tear". I was fuming and he told me that maybe if he talked to his supervisor they would make an exception based on goodwill. I kept emailing and weeks went by.
Today this is my response from him: As I indicated to **** when we last met, the initial decision regarding replacing your driveway was that it is structurally sound and does not merit replacing. After discussion with ***, I took additional pictures and submitted it for reconsideration. I have received feedback that the original determination is unchanged – your driveway is structurally sound and fit for its intended use. Accordingly, we will not be replacing it as a warrantable item.I will, however, put in a service ticket to take care of the crack and settlement on your lead walk. I don’t know exactly when that will occur, but I expect it to be repaired before cold weather returns. I am following up also on your item concerning the grading of the back of your property, and will contact you when I have more information. Wow, really??
Also, we paid extra for (2) drains in our garage again, the concrete contractor put them at the high point, not the low point of the garage so you literally have to sweep water into the drain. When I complained about this, their remedy was to jackhammer it to the correct placement and fill in the nasty tracks with concrete. Like that wouldn't look like crap or raise red flags if we went to sell the house. Also, the paint contractors scratched our hardwood floors with their paint cans and when the flooring people came, my floor wasn't replaced, they yanked up individual scratched planks and now it is gapping in places and you can feel it with your toe. Ridiculous. The wavy walls, nail pops, and the terrible job doing the trim work will make you want to cry.
I had been approved for a Loan before going in to K.Hovnanian builders, City Park subdivision, Houston, Texas July 23, 2013. I also had a HOYO-Home of your own Certificate for the disabled and others of median income level. of which i would be using the City of Houston Downpayment Asst and avenue cdc.org. the certificates or for a yr. and you have to go to another class if need to. My certificate to them of which they said they work with this program; I submitted a copy to him and he told me to bring a 1000.00 cashiers check, that i did and gave to them. during this time my ccertificate ran from March 2013 to MarcH 2014, iWENT TO ANOTHER CLASS TO UPDATE FOR 2014-2015 SUBMITTED TO Mr. keith AND My lender cdc had been confirmed. the house was not finished of which he had given us a couple of closing dates; April 18,2014 but they did not meet the closing date, my lender and I were prepared to close but when City OF Houston went out to inspect, the house failed inspection April 2014 they sent a letter saying what they did and would not do as the City had suggested so they would be funded and the deal could be closed, they said in an e-mail that MYlenders would not be able to close, I also was told by my Mortgage consultant, when they inquired about the City coming back, and they (sales consultant} per the builder of K.Hovnanian not for the City inspectors to come back out. They cancelled my contract mind you that the house was not complete or i'd say partially complete in April 2014. My agent and i went for a walk through in april and the fillers for the cabinet the guy came while we were there. and then as the City said there were things that had to be done. they will not give me my earnest money back, and i want it back per Customer Assurance Letter under the heading PRICING,EARNEST & AND LOT AVAILABILITY#2-Plans and specifications may require substantial alteration to meet governmental or other requirements. IF conditions or events occur which cause K.Hovnanianof Houston ii,L.L.C to cancel or cease the purchase of your lot or construction of your home, K.Hovnanian of Houston II,LL.C's sole liabilityand responsibility is a refundof earnest money to purchaser. They did not meet spec's they failed and then cancelled saying what they would and would not do; yet they work with the City programs, UNBELIEVABLE I NEED MY MONEY. IT is unfair.
