I was surprised to hear about what Judy Hamblin and Hometown Realty are doing to make a buck in the real estate business in the small, one-horse town of Monroe, Utah. It must be desperate times in Monroe for them to stoop to doing what I’ve learned is going on from sources with direct knowledge.
Times are tough, it’s not easy to scratch out a living, unless you have a corporate job, and for those folks living off commission, like most real estate agents, you’re only as good as your latest sales. And if you’ve had none in the past weeks or month or two, well ... that’s just not good, as you can imagine.
That’s the only thing I can think would be motivating Hamblin and the Hometown group in as small a town as Monroe is to do what she’s doing. I wonder how she feels now that word is getting out when she does her shopping, or stops by Bullies Drive-in (an apt name, don’t you think)? I wonder if she wonders if people are whispering about how she’s selling houses by luring people who can't really afford the homes they want to buy into what seem at first like very buyer-centric contracts with a balloon note looming after a couple, three years. But then when that note comes due, and the homeowner can’t pay it or refinance, they’re out!
Buyer-centric contracts, indeed! More like buyer beware! Be very careful if you're considering entering into a deal with Hometown Realty. Know what you're getting into. Understand what can blow up on you. Protect yourself from a worst-case scenario.
