Unfortunately, it was before I knew about all the other things in his past.
He represented it as being owned by himself and just needing some fix-up money to get it ready to sell. He said it would take maybe a month to do all of this, whereupon I would be repaid, with interest, from the proceeds of the sale. He even provided me with the title to the property as security, which was still in the seller's name, telling me that he was going to fix it up so fast that there was no reason to be putting the title in his own name.
He immediately cashed the check, within minutes of receiving it. The money NEVER went to any fix-up costs and the home was never sold. He has not paid back any of the principal or interest of the loan.
In fact, I then found out the security he provided me, which was the title on the home, was not his to give. It was actually owned by another person that he used to get a loan to buy the house in the first place. So I was left with nothing to foreclose on. The home itself was repossessed by the mobile home park for non-payment of rent on the space. In effect, he diverted the funds that I lent him to other uses, thus committing fraud against me, as well as giving me a fraudulent title as security for the loan.
It has now been over a year now and despite multitudinous promises to pay, he has not paid back even one penny. It has been a litany of promises, excuses and outright lies for over a year now. I just caught him in another lie where he said the loan would be shortly paid back out of an escrow for the sale of a property. There was no escrow. All in all, a litany of over 100 promises to pay, lies and mistruths over a measly $5000 loan. We have exhanged hundreds of calls and emails and none of his outright promises to pay have led to anywhere except excuses and delays.
He has told me of at nine different sources to re-pay the loan, but none have panned out. They usually revolve around some piece of property out there that that he is selling and that will then be able to pay me off. His last one was on a property in Washington. He even provided me with tons of paperwork on it and told me it had a buyer and was in escrow, which would close in a few days. I called the seller and he said there was no such escrow. In other words, another outright lie to hold me off for a few more days. This has been going on for over a year now.
This man moves around a lot. So please protect yourself by never renting to him or doing business of any kind with John Michael Grishkin.
In addition to your bad experience. I had similar dealings with him in 2005-6. Similar circumstances. I had a professional relationship with him in Real Estate Lending. I lent him money on manufactured homes 'to clear their title'. He kept his promise on repaying me on those. But that was a lead up to a larger deal. I would agree wholeheartedly with your comments above.
