He is scamming agents everywhere!! do not use his services!! all of our stories sound so similar. I think the only script they use is how to rip people of and then hide from them!!
I received a phone call from joe dileo. He said he had a great company that will do all of the prospecting for us. He promised that they would supply me with luxury listing appointments and that i could expect to receive 3-5 such appointments weekly. He named dropped several speakers and coaches that he had worked with and seemed to say all the right things with all the right ‘lingo’.When i started to seriously think about giving him money i asked for a reference. He gave me the name of an agent in la who claimed he had done wonders for her business. He was always extremely responsive by phone and email.
Joe asked me to send a check to his company for $6500 and that my salesperson would immediately prospect on my behalf and start setting appointments. He even said they already had a lead and we just needed to sign the paperwork. This was in july 2014. As soon as a check was sent in his contact began to drop. He never once initiated a phone call or email and i continually had to check in to see where my leads were. The lead he already had lined up magically disappeared.
It has now been a year and i still have never received a single appointment, let alone an email or phone call i didn’t initiate after i gave them money. The original agreement did say that after 12 months if i had not closed $10 million in sales from their leads that they would refund my money. I haven’t received a response to any of my emails or phone calls in over 8 months so i’m not holding my breath on getting my money back.
