If you search the internet, there many reports on Bill and Dawn Twyford being scam artists. I am surprised these guys are not in jail by now. I am even more surprised that Real Estate Investment Clubs still promote Bill and Dawn Twyford after all the reports of scams Bill and Dawn Twyford have had. BUT, then again, many Real Estate Investment Clubs are big cheats themselves, with the owner collecting a nice percentage for every Real Estate Seminar / Workshop / Package that is sold at their club. This entire industry is full of scam artists and frauds so please BE CAREFUL! 95% of real estate seminars out there are overpriced at best (can find on the interent for free or for the price of a book on Amazon.com) and illegal / fraudulant at worst. May sell techniques that are outdated, common sense, or don't work in your state or are not useful for the current market.
Are Bill and Dawn the worst real estate frauds out there? Probably not. There are many that charge $30,000 and $50,000 and deliver very little. But Bill and Dawn should definitely be arrested by now. Bill and Dawn Twyford are great sales people. They know how to get you hyped and hopeful. The entire time, they try to upsell you on more packages and personal coaching throughout their seminars. I ended up buying a $10,000 package for personal coaching and a bunch of their CDs, books, etc on Short Sale acquisitions. When I got home, I asked a couple of my lawyer friends to review the material. They all said that the techniques that they taught would land me in jail - such as double closings. Many of other "secret" techniques, such as threating the bankers handling short sales was ridiculous because it would kill the deal and alienate you from ever working with them in the future. When I asked them about the "illegal" advice they sold me, they refused to answer my questions directly. When I asked for a refund they strung me along and then they flat out refused.
PEOPLE, save your $$$ and avoid these guys at ALL COSTS! If your local Real Estate Investment Club features them or any other speaker that doesn't deliver or gives bad advice, report the speaker and your club. Post your experiences online so at least you try to protect other people from being ripped-off. I have spent money on smaller purchases (under $1000 split with another person) and have yet to receive all that was promised. PLEASE NOTE THAT 99% of OUT-OF-TOWN REAL ESTATE SPEAKERS WILL NEVER FOLLOW UP ON COACHING that you purchase, INCLUDING BILL AND DAWN TWYFORD. Once you pay them, they are gone!! In this day and age of internet communication is time that thousands of newbies in the industry stop being ripped off by these real estate seminar speakers. They, and your local real estate investment clubs, know exactly what they are doing. This is big $$. Many times these guys end up broke or in jail, but only after decades of swindling people. Please don't be the next victum.
