I ONLY hope this finds any prospective renters of this property in stone mountain. Do not do business or rent from this man! Especially this property at Stone Mountain GA 30083.
I lived there for a year and here's my timeline:
June2014: moved in but was without power for 5 days as I had to run all over Georgia looking for a meter box cover because the landlord failed to repair that and the city refused to cut on power without it.
July2014: Master suite -includes bedroom, bathroom, walk in closet, and vanity/sitting room all lost power. The landlord, Mr. Zhou attempted repeatedly to fix it himself though he is not an electrician. After 2 weeks of failed attempts, he finally called a pro who fixed it in less than 10 minutes. We we're without power to that quad of the house for 2 weeks!
September 6 2014: Downstairs half bath began to spew water from base of toilet. When u cut the water off it spewed harder. It stopped on its own the next morning and the landlord never came over to follow up.
September 30, 2014: the downstairs half bath began to overflow unwarranted. The waste was coming up the toilet all into the kitchen. The waste water also came up into the two bathtubs upstairs. Complete blockage. He once again dragged his feet and we we're without running water for 2weeks!!! We couldn't shower and had to use the bathroom at the nearby ingles- as we could not afford to pay for a hotel as we had just paid rent! It took him 2 weeks to get it "repaired". But all he did was snake the toilets.
NOVEMBER/DECEMBER 2014: The heating system will melt u upstairs and freeze u downstairs. It does not blow downstairs at all. In the winter, downstairs was uninhabitable and was literally like walking outside. It was freezing. He did not know how to use the gas fireplace (I asked for instructions) and said it was a modern day decoration and I should just buy space heaters!!! So dangerous with a toddler and 2 other children in the house! There was no resolve.
March 2015: water overflowed from toilets again! No help with the cleanup of all this s* water. Got all into the carpets in living room and dining room. All he did was come snake again.
Essentially, after the first plumbing issue in September, the county water company was also called out (due to me reporting a water line break in the street directly In front of the house). They informed the landlord that he needed to install a clearing out line from the homes waste line to the main waste line maintained by the county because he did not have one. So, where's the waste going??? NOWHERE!!! IT SITS IN THE PIPE UNTIL ITS SO BACKED UP IT OVERFLOWS INTO THE HOUSE!. HE'LL come snake it and clear the line but it will just build back up.
He was so cheap and horrible about his business that the property management company I rented this house through, dropped him as a client once my move out was done.
BUT WAIT, THERE'S MORE!
IN the process of moving, we had 2 lawnmowers, one of which was less than 2months old and $400! He came and stole the lawnmowers while we we're at the other property. This was verified by neighbors who described him, another man, and his suv being loaded with our mowers. When I contacted him, he ignored me. When the prop mngmt company contacted him, he said he was out of town and hadn't been there since April. So now he's under investigation for grand larceny.
