My name is Michael, Iwas a potential buyer of a property at The Fountains - Luxemburg Court which is owned/ invested by Nermine Hanna-Hanna Development Corp. I just feel the need to make you aware of what happened with this investment company and how they hurt potential buyers.
On May 4, 2014 we were going thru the legal channels to purchase the above listed property. On May 6 we had a home inspection done which brought to my attention many issues which needed to be addressed in the excess of $10,000. During this time the owner agreed to address some issues but not allissues that was listed on report. I never agreed on anything. I was coming into town so I decided to look at the property myself. On Saturday May 9 I inspected property myself and seen the quality of work was poor at best and very unsafe.
The owner decided to put a new A/C unit and Hot Water heater in without ever getting me to agree on repairs. Then it was brought to my attention that was done because the night before I came to inspect property,water was flooding the balcony and overflowing. Also upon my inspection one of the issues was the electrical panel needed to be replace because the stove keep tripping. The panel was never replaced but a did notice a hole cut in ceiling with a junction box added to add a thicker gauge wire, which is cutting corners and very unsafe. There also was many other issues which with plumbing and cover up work which I would never buy on top of not even knowing if permits were pulled and work was done legally. Upon completion we decided not to purchase property and cancel contract legally. After further investigation, code enforcement notified me no permits were pulled for any repairs.
After my realtor notified Nermine Hanna from Hanna Development Corp and her realtor to release my escrow deposit-she refused to. She told me she would rather tie up our escrow in court. After a few days of constant aggravating circumstances, I hade to settle for not getting a full refund, which caused me to lose a chance at purchasing another property in you development.
Hanna Development Corp. knew I was from New York and took advantage of the situation both illegally and maliciously. All because of the money it cost me to stay a extra night at hotels, move flights and Hanna Development Corp. forcing me to forfeit $1600 of my escrow, otherwise it would have cost more money and time to fight for what was 150% legally ours, this then forced us to lose the other property. Hanna Development Corp knew what they did was illegal and took advantage of me being from out of town and knowing I would not be able to afford the dragged out legal process because I do not live in Florida and can't constantly fly back and forth. Everything done on my part was legal and bonded by contract, everything Hanna Development Corp did was a clear violation of the contract.
I would also tell anyone interested in purchasing this property, to call code enforcement to make sure everything done is being done by code with the proper . What I seen was a safety issue and could affect both the person who purchases the property and other tenants. I really enjoyed the visit to THE FOUNTAINS & would have loved to become a resident But that was ruined by a RIPOFF Company.
