They are not even worth one star. I was transferred to them by SPM Property Managers who was doing a good job without even being asked. I was receiving constant rents less the usual expenses. But since Garner took over I am the one who ends up owing them $1000's every month. When I started questioning their bills and told them I am downloading and copying their bills as they all looked dodgy, they cancelled my access to my account. When the tenant starting complaining that she was never sent a water bill, I started smelling a rat. So I transferred a property to another agent.
Garner evicted the last tenant in January 2015 and rekeyed the property for the 4th time in about 6 months or so and apparently securised the property on eviction. Yet when I transferred the property to another Manager they gave false keys and said they had no other keys.
I have invoices for these. So I decided to transfer my other property too to another agent and guess what the same thing happened and they had as usual rekeyed the property and worse the property has been trashed! all nder their custody and stewardship. Te properties had heating and new furnaces a couple of months before and there was a tenant all the time. Now everything is missing including toilets!!! I would not trust Garner with a barge pole!!
We leased 7084 Yacht Ave in Warren, Michigan on April 1, 2014 from Garner Properties & Management. Prior to signing our lease we asked for the following to be repaired:
-broken window
- broken mail box
- driveway
- removal of inspection stickers on front window
- Repair of garage side entry door
None of those items where repaired. We also sent a letter via fax as well as via USPS certified mail on April 3, 2014 to request the repair of the above as well as
- the low water pressure from the kitchen sink
- leaking pipes in the kitchen
- clean up of water in basement from bursted water pipes.
They did not respond.
I then sent another letter on April 6, 2014 to request the above items be repaired again plus additional items after we completed our move in inspection report.
- beetle infestation
-exposed pipes
- leaking water from outside pipes
- inoperable shower
-left over hazardous tools and materials
-inoperable smoke dectector
- plasic holding fixtures in bathtub together
-broken glass in front entry way as well as side door
- basement windows taped together
-none of the electrical plugs working in main bedroom
-None of the electrical plugs working in the basement

We just want our money back for the security deposit and 1st month rent, as well as damages incurred because the property was not ready as promised. We could not even move into the property due to it's condition.
