Do not rent from this company. I rented from this company for 1.5 years. Never paid my rent late, and actually made improvements to the property while I lived there. I moved out on 10/31/2014. I always had issues getting in touch with anyone in the local office, but didn't worry too much about it because there were no issues with the property that needed to be addressed. After moving out, we hired a cleaning company (on our dime) to have the house cleaned because that's just the right thing to do. I even left all utilities in my name for the month of November just to give CAH time to transfer everything back to themselves, and so the house would not sit "stale" (Florida humidity means you need AC running).

Well, 14 days later we received a nasty letter from CAH stating that if we did not pay November rent we would be evicted (keep in mind our agreement was complete on 10/31, and the house was sitting there clean and ready to rent). Amused, I contacted CAH in Tampa, they apologized for the notice. I asked them to contact me when they go do the walkthrough so that I can be with them. Well, they never contacted me. After a couple weeks, I drove by and saw workers in the house (I assumed preparing it for the next renter). A couple weeks after that, I called to ask about my deposit....I was told that not only would I not get my deposit, but I owed them $500! I stayed calm, and asked the gentleman to please have his manager contact me (as they were not available at the time). No call. No call. No call. I called them. No return call. etc. etc. I assumed that I would have to fight for my deposit back, but since I never received a bill for the $500 I figured that they realized how ridiculous that was and dropped it.

Fast forward to the end of February. I receive a letter from a collection company for the $500. Keep in mind that CAH never sent me a bill, never called me to discuss, never did a house walk through, nothing....no communication. Judging by the comments here, this seems to be their mode of business.

They think they can get away with this type of thievery, but they cannot....here's why: I was the property owner that sold the property to CAH! So I have all of the documentation showing that there was no damage to the property, and that the property was sold as is. I then rented the home, immediately upon selling it, from CAH...so the only person to live at the property was me. I have the inspection report from when they bought the property, I have the pictures, I have pictures from when we vacated the property after rental. And more importantly I have the renters agreement that shows that they are in breach of contract.

Do not rent from this company ever. One of their corporate media folks will likely reply very pleasantly to this post and give an impression that they really care, and that are focused on customer service. Please trust me, and all of these other reviewers that they are, in fact, not concerned at all about customer service. They are a wall street company that is concerned with one thing, profit. Which isn't a bad thing, but stealing to make profit is wrong.

CAH needs leadership change from the top! If you are an investor, please consider adjusting your strategy accordingly. If you are an executive from CAH reading this, please call me and I will be more than happy to describe to you in detail how your company is being driven into the ground! And unlike most of the people CAH is stealing from, I have the facts and documentation to back up my claims.

Using an agent who works for Colony America rental homes, wanted to rent a home on there listing service in my area. Found home and told agent I was interested in leasing a location. Leasing agent informed me that the house is showing it is available on line but it was still and the construction period and that it would be available per the construction dept in about 7 days from from the date I called. She stated that she would make the appt. available so i could fill it out and have it submitted but I need to pay the fee first and there is a $170 appt fee that has to be paid up front so background check can be completed.

After I fill out all the information and made all the copy of what was needed the only checks could be taken as payment, NO CREDIT CARDS. I informed agent and the property managerment that I had GOOD rental history and solid job history but CREDIT was BAD.Property managerment informed me that AFTER I explained my Credit that it should NOT be a issue and to proceed with appt.Filled out appt and submitted on line and that if I run into any problem contact her and she will be able to help me. I explained my credit issue with this property management and she noted that this issue can be worked through.

AFTER 3 days and My check clearing for $170, I called to check on status of appt and was told by rep that appt was waitting for the bankground part to come back. I was told that the credit come back and she was waiting on the background check to come and then she wasgoing to be able to submit it for an overide. When I said ok I would call your back in a couple of days that was when I was told that it was totally denied and there was nothing they could do. i did get all hold of one nice person who stated that since I talk to the property managerment regarding the issues with my credit that she should be able to do an over ride.

She sent her an email and cc me on it and the property managerment email me ic the morning and stated that she would review the information and that she would call me back after reviewing it. i waitting and then after being toldd by the other agent in the office that the propertyh still wasn't ready and that they didnt know anything about it and when it would be ready they kept given me the run around about the property and the property manager being in meeting all day and then not being in the office finally she called me back to say the something and to say that if i want an over rider i would need to pay off 2 things that was given me high points in the amount of $450.00 worth of bills on my credit.

I told her that you I just want my money back because I feel I'm getting the running around if that what is cause me to not get this house that when we drive by and looked at the house NO ONE HAS BEEN OUT TO LOOK AT because the house was in perfect condition and nothing wrong with it. Now when i contact the vice president she calls me back to try and make me see what they are saying and how I was treated. All I got was a letter through email noting that appt was not approved due to credit issues and to contact credit agenices. There is NO reason for this company to take $170 in APPT fees after a consumer explains that credit is a issue and to be told that this issue CAN be worked around.

i even went as far to tell them that there was a BK on my credit and some other stuff due to the ecomeny and my husband mom passing that cause our credit to get so bad 2 years ago and she said that there should not be a problem at all that i will probably need to be down the double sericurty despoit but that would be it. She also stated that they look at the income ratio verse the credit ratio and my credit ratio doesn't come any where close to about 100,000 income for a house for 1000.00. i was lied to and and feel they played me for the 170.00. They are still staying the house is in construction and again I told her she need to come out and see that there is NOTHING wrong with the house.I was ripped off $170. I want my money back. Being Honest and upfront about my credit history did me NO good. Do not use this company if you have credit issues. They will take your money and run!

Colony American Homes (DON'T DO IT)

In April 2015 Me and my husband and son and mother moved in to a house in New Caney,Texas and we was told that by leasing with in two year's we could buy the home. We was told that it would not happen....Then we got moved in and all hell come down on us and then we were seeing every thing come alive right before our eye's.

We had a bed of Squirrels living in the up stairs attic and yes one was not a live, but there was 3 that where and then I had called them and told the leasing agent about it and he said well get someone to come and get them out .They had a hole in the roof where they were going in and out....Then the hot water heater was fixing to go out and we had to move every thing from were the hot water heater was so if it was to blow it would not get every thing wit.

We about got Colony 'to come out and fix it two weeks later. Justin Lane was the leasing agent and he told us he would keep pushing us back on the move in date so that is what he did. Our move in date was May 2015. He said he would fix it so they would never know. Well about a week to two week's later he sent me a message telling me that them money he had taken off the rent they had see it and someone posted it back on. I told him i don't have it Justin and now your telling me this. He said well I will pay it and you can just pay me back.So he paid it and then he got money order's and put my name on them. I only had a copy he sent me with my name and address on them. then with in a week he was asking me for money. I told him that I could only pay him what i can with the rent and all we where living from pay day to pay day. So any way's thing's keep going on the GIF plug's do not want to work and then the house has foundations problems and tree root growing under it.

The roof has moss growing out of it and damaged shingles and all exposed nail's and the list go's on and on.....The light wire's are not in good condition and could start a fire and burn down the house down. Our ins. will not cover it because it's there fault and it will not cover our stuff. So our ins. had dropped us because of what is wrong with the house.....This make me sick and me and my family just want to live a life with out all of this.....I have to say if your leasing from Colony you need to get the house inspected. That is what I have done and I'm not going to let them get away with this. They are putting family's lives on the line. This is not right for them to buy the house's and come in and paint and make them look good and ignore what is going on with the house it's self. I paid a month and a 1/2 on this house to move in and then $1600.00 a month, and $20.00 each month to keep my dog. When I paid a pet deposit. I will not live in a house were someone has ignored every thing and let my family get hurt.

So pls do not rent are lease from them they will hurt you in the long run...God bless

What a Joke

After reading the previous posting on this board my biggest regret is that I did not find this before renting from this bunch of low life crooks. Issues started within less than 2 weeks of moving into the home when the toilets stopped flushing and all the drains in the home clogged. After multiple calls to CAH maintenance line and nearly a week without functioning bathrooms or drains, someone finally shows up but is unable to fix the problem. They stated that they would have to send a septic service and they would have to get approval from CAH before the work order could be done. Another week without functioning bathrooms and finally a septic service shows up and fixes the problem.

After approximately 8 months of occupancy I noticed that the bathroom floor along the base of the tub was staying wet and upon further inspection realized that the carpet and the bottom of the wall in the bedroom closet beside the bathroom was also wet. Called CAH maintenance and after @ a week a plumber finally showed up. When he found the issue it was due to the bathtub faucet being incorrectly installed during the "remodel" (which was as mentioned several times in previous postings a cosmetic fix to cover the problems and that is all). The plumber fixed the leak but stated that CAH would have to send someone else to repair the hole he had to cut in the kitchen wall to access the faucet and the mold that had started to grow in the closet where the wet spot was. It is now 8 months since the plumber repaired the leak and there is still a hole in the kitchen wall and there is still mold in the bathroom closet. We have called CAH numerous times and there have been at least 5 different individuals out to inspect the problem but none of them have made any effort to fix anything.

Now the final straw, due to a change in employment I was 3 days late on a rent payment. CAH sent someone to stick the 3 day threat letter to my door. I immediately sent a cashiers check for the amount specified on the notice $1040.00and sent it certified mail so I could guarantee the payment was received by CAH by the date specified on the notice. 3 days later on the date specified I get a voicemail from a CAH representative stating they had forgot to add late fees and they could not accept the payment because it was not for the entire amount due and that she would be returning my payment and the amount I needed to pay was $1075.00. Another 3 days later I get the letter from CAH with my returned payment stating that I know owe $1150.00 due to the $10 a day late fee that was being assessed to my account. I was outraged $10 a day for 3 days doesn't add up to $75 and I shouldn't even be having to pay these fees in the first place because it was their mistake. I immediately called CAH to complain about this issue and was now told I owe $1235.00. I demanded they explain how in 6 days the amount I owe had increased by $195 which they were unable to do. The only response was that I could be given the number and transferred to the property manager who, surprise, surprise wasn't in the office and they were unsure when she would be there next.

I contacted an attorney to see what my options are. The attorney said that CAH could not refuse payment of the amount stated on the 3 day notice within the time frame stated on the notice. He said I could sue and I would almost definitely win however, he had dealt with CAH before and as soon as they received notice of the suit they would immediately evict me from the property and that they could because they included a clause in all their lease agreements stating that they could at any time with 15 day written notice terminate the lease agreement and commence eviction proceedings if I had not left the property. His recommendation was that since I only have 4 months left on the lease I just pay the amount they say I owe and as soon as the lease is up get as far away from this bunch of crooks as I could.

If you are considering renting a Colony American Home, DON"T!!!!!!!! COLONY AMERICAN HOMES IS A BAND OF THIEVES. If you rent from them you will regret it.

I was promised by Colony American that, even though I left my lease ealy as long as I cleaned the property properly, left it in good condition and continued to pay my lease until the house was rented to someone else I would receive my deposit back.

After repeated calls to Colony American I've been told yes and no and finally no by the Tampa office saying that "I was owed nothing since I broke my lease".

So why did I bust my tail cleaning the property and making repairs to things that were broken when I arrived at t he property? Was this just a ruse on their part for me to clean the property and make sure I continued to make my lease payments? They are not going to be out any money whatsoever. This decision is a crock. Do not lease from Colony American under any circumstances. They will promise the world and leave you with a pile of crap in return!

Beware if you choose to rent from this management company. Their homes are afforable and nice. You will get approved and it will all seem to easy, until it's time to renew your lease. You will then soon be trapped in a legal battle that could possibly ruin your life and rental history.

Colony American Homes will charge you a $240 month-to month fee if you do not renew your lease in a timely manner. While you may have all intentions of renewing your lease, it will be difficult because you will have to chase a representative who is "in charge" of leases. Ultimately, when you can't get in contact with someone you will end up chasing your tail first. If you can't renew your lease in time, because you can't get ahold of anyone, you will be charged the increase of $240. Truthfully, your rent will be raised. They will not accept your rent with out the unlawful "month to month fee" and then evict you for non-payment of rent.

I had this happen to me. Trying to maintain stability for my family, I paid the "month to month fees." Alot of people do, even when they know its unlawful. Colony Homes will put your back against the wall.

This company will also include utlilties on their ledger even though you are responsible for paying them. Then charge you for the utilities and include that in your 3 day notice as rent.

Also, the company knows that certain counties do not require a proof of service when filing a Summons and complaint. So, they will not serve you a 3 day notice. Send you to eviction, post the Unlawful Detainer on your door 4 days after they filed. Most people read the Summons and Complaint and think that they have no time to answer the response and allow a Default for Writ of Posession. In my case, they did exactly that. I hadn't seen the 3 day notice until it was included in the Unlawful Detainer. So sad. So illegal. When I asked for the Proof of Service, I was sent a paper that was for Perform a Covenant (they could easily say it was a clerical error). Ultimately, it's my word versus theirs.

I paid $9,000 that included month to month fees to stay in a home. In 3 wks, I was back in legal because I asked to pay rent a week late. I tried to pay rent but couldn't because I was already sent for eviction. Yet, I never received a 3 day notice.

If you choose to rent with them after reading my report...good luck. You have been warned!

I would strongly recommend that no one ever uses this company. if you find out that they are over the property....run!!!! I say that first but let me make it clear that I never complain online. its typically not in my nature... but it gets to a point where i can not allow myself to be taken advantage of. ill start at the beginning.

I have been in this house for 2 years with my wife and child. It is the first home I rented upon moving to Dallas Tx from Atlanta Ga. After move we noticed that in the kitchen that all outlets on the right side do not work. It was alot of cosmetic work done but not actual remodeling. WHen we ran the dishwasher it did not work...over a couple months we noticed the door was slightly loose. WHat makes it all bad is that the lanolium floor was slowly coming up as well that they "glued" down. SOme issues that were noticed intitially we informed them asap...no one ever came out....MOre issues we reported... no one came. Finallly the garage disposal stopped working...SOmeone came out... THey said that every couple months they probably would have to come back to fix the issue .... My response.... How exactly is that repairing the issue then? They also after a couple months sent somone out about the outlets... We were told all the wiring would would have to be ripped out and rerun. What type of mess is that ??? So we left it be. THe floor never repaired until I finally did so MYSELF so my 2 year old would keep tripping in the kitchen.

As a whole I never through a fit, tantrum, or caused a seen about any issues. I paid my rent every month and just let it be. My wife and I decided to build a home. For the last 3 months we have been paying month to month at an additional 250 dollars on top of our rent being raised once and would be twice if we signed a second lease. I informed a rep from my local office and was told in march to pay rent when we knew what date we would be moving out ( after 30 day notice) As time went on I realized the home we were building wasnt going to be ready. I told Julie ( my contact) and ended up paying March and April at same time.

My new home will be ready to close on next friday. My L.O received a rental verification and behold..... a 30 day late pay in March. ?? When i was told to wait to pay by an employee. So I called the office....and of course Julie no longer works there. I spoke to the property manager who said she cant do anything. I openly told her I will LOOSE my home if this stands and it wasnt my fault. I listened to an employee. She said there was nothing she could do . Keep in mind while Im talking to her i hear her talking to someone else in back ground.. i asked to speak to her boss.... she gives me the number and tells me they wont do anything. I call... the lady that answers the phone says Katy ( the supervisor) isnt there. I say ok when will she be in .THe response given to me. "I dont know... sometime next neek ". I said she doesnt have a set schedule ? answer was no and she is doesnt come to office all the time.

My first issue with that was why was i given a number to someone i cant get a hold of? SO i call another number i look up on my own. Im given another number from a lady in California. relations I guess... I am told that someone will contact me within 48 hours.... I say I cant wait that long..I really need to resolve this now.... ..told there is NO ONE isle i can speak to... Normally if in management when your not there someone else handles your situations.. I guess not with Colony American. I always paid rent...never complained...even when CAH didnt do there part. My frustration is on over load right now. I would never recommend anyone to them. Bad customer service. Horrible attitude...and not efficiant in responses. It is a shame when you do right by a company yet they do not value you .

Colony American Homes has made my life a living hell since the day I rented property from them one year ago.

I signed a lease with WRI and found out after I moved in that Colony American Homes owned and managed the property.

After fourteen days of moving in I received a 3 day notice to vacate. The letter stated that I owed them $300. I sent them the receipts that I received from WRI and explained that there was no way I could have gotten the keys if all monies was not paid. I throught the situation was taken care of. On March 1, 2014 I went to pay my rent online but could not because the $300.00 was added to my rent total, which I was not liable for, and the would not accept the monthly rent without the $300.

They filed for eviction for nonpayment of rent. On April 15, 2014 When we arrived at court I was then told that an error was made and $300 of my money was put in the wrong yardi, but still wanted to evict me for non payment. We signed a consent stating that I will pay March and April's rent the next day or move off the property. I went the next day to the office to pay March and April's rent only to find out that they wanted me to pay late fees, court cost and attorney fees totaling an additional $390.00. I had to pay these fees because I had signed a consent stating that I would pay or move in 7 days. This was a scam to get hundred's of dollars from me.

If a class action suit is brought against Colony homes would surely be a claimant.

Donot trust this company they are very dishonest and use the court system to back-up their dishonesty.

Colony American homes also do not fix repairs as they should. Everytime I need a repair, they came in and downgraded. Smaller water heater, smaller kichen faucet, removed the garbage disposal instead of fixing it, left holes in wall after fixing a shelf.

I am so glad this lease is up. I am out of here.

I rent a home from Colony American Homes. It has been one year of a NIGHTMARE to say the least. My years lease was just up and the final draw is that they are not accepting my rent because at their request I did not sign before the due date. They made the request for me not to sign due to some serious bolder issues they said they wanted to resolve before I signed in case I had to move. I have been trying to pay my rent for 2 weeks now and they won't accept the agreed to amount saying that I went over my lease signing due date and now they are charging me month to month rent which is $500 a month more! (Which, as I said they ask me to encore the lease date until problems were fixed)

I have 14 phone numbers for them. I can't get the same person more than twice. They don't keep their word. The house is falling apart. They incest on renters Ins which I acquired when I first moved in and it was canceled because of the issues with the house that they said they were going to fix and didn't. Now they have an Ins company they worked out a deal with who doesn't even seem to care if the house even has a roof. (seems fishy to me) !

The house has sold since I moved in to ?????? but the rent still gets paid to Colony. Who is WRI that you mentioned?

The biggest issue with the house has been boulders on the mountain about 4 feet behind the house the size of a VW and bigger that they had assured me was safe. Small rocks kept falling so they sent out an engineer who said that the boulders had to be removed or braced because it was very dangerous. I waited for 8 months, now all of a sudden they are saying that they had a different engineer come out (I received no call about this) and this engineer said it was totally safe? I ask for a report and was told they had sent it to me. No way, did not happen I am certain. I ask again and nothing??????

There is too much going here to be on the up and up.

When I first moved in my dp check was cashed and they said they didn't receive it so I had to pay again. Like you I received a 3 day notice on my door which I discovered about 3am on the way to the airport. No calls, no nothing. So I had to spend my time on the phone rather than work. I have lost countless hours if not days or weeks dealing with these guys. It seems to me a class action suit should be filed.

My house leaks when it rains and once when it didn't.

the bathtub was painted and not sealed, so imagine my first bath.

When moved in this house back in August 2013. The second month in we already had 9 workorders . Therse range from flooding, busted water pipes, roof leaks.etc. Its been almost 2 years and 19 work orders later and nothing has been resolved. They send out shade tree company's to fix the problems but they only made them worse. Now let's see, fire place dose not work, closet doors falling, storm door hanging on for dear life, receptical outlets hanging out of walls, leaking sink, ceiling falling in in the kitchen, it goes on and on. We were told we could be transferred to another rental house at this point and out deposit would follow us. We just simply move in. Well we found another house and when we told them we were ready to transfer they are now saying we will have to have deposit and first months rent. They Lied!!! Also we have been late 3 times and they can't decide on letting us transfer or not. There is nobody over our property manager to speak to, that's what they say but we all know she has a boss. I am so up set and I don't know what to do.

THE WORST

Stay clear of Colony American Homes aka Waypoint Homes(they just recently merged)!!!! Terrible experience and dishonest in their business dealings. We moved out in December and still have not received our security deposit back. They said they processed it almost three weeks ago but we haven't received it. They will not return my calls. I would like to tell you of all the issues we had within the year of our lease but I had to sign a form stating I wouldn't to get money back that was owed to me. Worst experience!

This company is pathetic

Do not use Colony American Homes, they do not know what customer service is. They do not return calls, set appointments for service then don't show up. When you call back they encourage you to open a fresh work order so they can close the old order. I was planning on staying in this home for two years but after dealing with this bunch of morons I am moving out at lease end. I would encourage anyone looking to rent a home to stay away from Colony American,

This company advertises a $500.oo egift card when a rental application is approved and move in is within 10 days of the application being accpeted. We have been trying for 5 months to get this from them, no one seems to be willing to help.

Each month we have called the realtor who rented the property and called the management company, each month it has been a different story.

The first month we were told we would get it the end of the month. The second month we were told it had to go to the promotions department to be processed. The third month we were told they only process them the end of the month. The fourth month we were told by the property management company the we should have gotten it in writing from our realtor that we complied to the terms(in which we did), the realtor daid she never heard of that before. I told them I would file complaints and now are being told by the realtor that we get reward points. So Colong Aerican Homes sent me a piece of paper saying I had rewards points...no info how to redeem them..where to redeem them or any instructions. My calls to them go unanswered.

If is NOT a $500.00 egift card as stated in their advertising.

Colony American Homes sucks!!

CAH took my $170 willingly enough, then proceeded to give me the run around for almost two months on whether I could rent a particular house I wanted !!! They are all about the $170 upfront fee.. After that, don't expect any honesty, timeliness, or outcomes.. Huge scammers!!!!
