Because I was purchasing my first remodeled home, I was concerned about what hazards might lie behind the scene. I'd had a qualified inspector inspect the home before purchasing but I was still concerned since I'd recently retired and this was to be my last huge financial investment. My realtor thoughtfully provided me with what he determined was a good one-year home warranty to cover any surprises. He purchased the basic $350.00 warranty from Blue Ribbon Home Warranty out of Denver, Colorado, and I received the insurance information shortly after I closed on my home.
When I first saw the policy, I was immediately concerned. They demanded a copy of any inspection report I had on the house. I provided it to them. There is a $500.00 deductible for each claim. I attempted to make a claim in November 2014 (6 months after purchase of the home). It was immediately denied since they said it had been listed in the home inspection. (Furnace and gas fireplace.) Recently, I attempted to contact them concerning water seeping into the finished basement from under the concrete floor. I sent an email on May 13, 2015, which they received and read. No one bothered to contact me.
I called this morning (05/20/2015) and attempted to talk with one of their supposed "customer service representatives". He was rude and ended up hanging up on me!! I then forwarded 2 separate emails to them, explaining exactly what I thought of their "services". What I learned from this is: "HOME WARRANTIES ARE WORTHLESS!!! STICK WITH YOUR REGULAR INSURANCE COMPANY and you won't get TOTALLY RIPPED OFF!!! I personally did not lose any $$ since my realtor so generously supplied me with the "warranty". I am ensuring he does not make the same mistake twice!!
